What is Atalaya Emotion?

Atalaya Emotion is a development of luxury two and three-bedroom apartments and penthouses on the last building plot in the prestigious Atalaya, at the crossroads of the golden triangle of Marbella, Benahavís and Estepona. The residence is gated and exclusive, with a gym, a heated swimming pool and jacuzzis, lush gardens and a yoga lake. Amenities are within walking distance, and the beach, Puerto Banús and Marbella are just a short drive away.

It was designed by architect Ismael Mérida, one of the best-known names on the Costa del Sol, and is being built by one of Europe's leading and longest-established developers, with on-site after-sales service.

The last three apartments

As of 26 October 2026, three apartments are still available. They are move-in ready and fully furnished, so you can move in or let them out straight away. The penthouses have a roof terrace with sea views, and the ground-floor apartments are raised, with a private garden.

The finishes are high quality, from leading brands: underfloor heating throughout, a modern aerothermal heating system, air conditioning, a fully fitted kitchen and bathrooms, built-in wardrobes, generous terraces, dual east and south orientation, double glazing and fibre optic internet. You park in an underground garage and have your own storage room. The complex has a lift and is accessible for people with reduced mobility, and there's a children's pool and a barbecue area.

Prices and payment in October 2026

As of 26 October 2026, the last apartments at Atalaya Emotion are in our portfolio from €720,000 to €767,000, furnished. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €10,000 on reservation, 40% on signing the purchase contract and the remaining 60% on completion at the notary. A mortgage is possible.

The location: Atalaya

Atalaya lies on the eastern side of Estepona, bordering Benahavís and Marbella, between the Atalaya and Los Flamingos golf courses. It's a quiet, green residential area with shops, schools and restaurants close by, and the A-7 and AP-7 just a few minutes away. Puerto Banús, the beaches of the New Golden Mile and Marbella town centre are a short drive away.

Why Estepona?

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
