About Vitta Marina

If you want to live close to the water in Mijas Costa without paying frontline prices, Vitta Marina is where you end up. The complex has 72 apartments in a low-rise building and is located in Playa Marina, between Fuengirola and the village of La Cala de Mijas. The developer quotes 150 metres to the beach. Our data shows three homes for sale, from €491,800 to €749,400, and according to our source the development has been key-ready since August 2026.

The ground-floor homes have their own garden. A 126 m² apartment with 3 bedrooms, a 16 m² terrace and a small 14 m² plot costs €491,800. Curiously, the 2-bedroom apartment is more expensive: €495,500 for 110 m², with a 20 m² terrace and 55 m² of garden. If you want to live outdoors, look at the penthouse: 3 bedrooms, 85 m² inside, but a 99 m² terrace with sea views, for €749,400. All homes have 2 bathrooms, energy rating B, a parking space and a storage room.

It is a gated community with a large pool, Mediterranean gardens, a gym and a social room with kitchen where residents can cook together or celebrate. Another source also mentions a coworking space and a playground. The development is not large, which makes the atmosphere quieter than in the big complexes along this coast. According to the developer, there is plenty of scope to customise the finishes.

Location

Playa Marina is a quiet stretch of coast in Mijas Costa, between the bustle of Fuengirola and village-like La Cala de Mijas. The urbanisations here are mainly residential, with apartments and villas lived in all year round. The development is close to the coast, at around 18 metres above sea level. The A-7 coastal road is easy to reach and the AP-7 toll road is nearby, so you are soon on your way to Marbella or Málaga. El Chaparral Golf is around 2 km away.

In practice, Playa del Charcón and Playa Marina are a 16-minute walk; by car it is 7 minutes. For groceries you take the car: Mercadona is a 5-minute drive. Fuengirola centre is 14 minutes away, St Anthony's College 13. Marbella old town is 25 minutes away, Puerto Banús 29. Allow 36 minutes to Málaga airport.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Vitta Marina sits at around 18 metres above sea level.

The penthouse has sea views. This is not confirmed for the ground-floor homes. Another source reports that all homes face south or south-west; we check that on site for each home.

Homes and finishes

The kitchens are fully fitted with appliances. Hot water comes from an aerothermal system, the air conditioning is ducted and the front door is armoured. Another source mentions fitted wardrobes, solar panels and partial underfloor heating. Because the sources contradict each other on the construction status, we request proof of completion and the occupancy licence for each home. We also check the land registry and the floor areas, especially for the penthouse, as 3 bedrooms in 85 m² is tight.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Vitta Marina through Privé.

Our honest verdict on Vitta Marina

Strengths

  • Playamarina beach 150 metres away according to the developer, a 16-minute walk by our measurement.
  • Key-ready according to our data, so no waiting years for completion.
  • 10% below the median new-build price in Mijas.
  • Penthouse with a 99 m² terrace and sea views.
  • Compact complex of 72 homes with a gym and social room.

Points to consider

  • Other sources describe the development as still under construction; always have completion officially confirmed.
  • The penthouse costs €8,816 per m² and squeezes 3 bedrooms into just 85 m².
  • The supermarket is a 43-minute walk; without a car it gets tricky.
  • As the crow flies, the beach is 275 metres away, but the walking route takes 16 minutes: walk it yourself.
  • Other sites show lower starting prices, so ask for the current price list.

Who is Vitta Marina right for?

Vitta Marina suits buyers who want the beach close by, in a quiet setting and without a long wait. Families will appreciate the 3-bedroom homes with gardens, while couples who love sitting outside will go for the penthouse. It also makes sense as a holiday home for your own use. It is less suitable if you want to live without a car, are looking for a lively centre within walking distance or expect maximum indoor space for your money.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Frequently asked questions about Vitta Marina

What is the difference between Mijas Pueblo and Mijas Costa?

Mijas Pueblo is the white mountain village inland. Mijas Costa is the municipality's coastal strip, with areas such as La Cala de Mijas, El Chaparral and Playa Marina. Vitta Marina is on the coast, in Mijas Costa.

Is Vitta Marina already finished?

According to our data, the development has been key-ready since August 2026. Other sites still list it as under construction. We always have the occupancy licence and completion officially confirmed before you sign.

Why is the 3-bedroom apartment cheaper than the 2-bedroom one?

The 2-bedroom apartment has a 55 m² garden, compared with 14 m² for the 3-bedroom home. Outdoor space carries weight in the price. Which home suits you best depends on what you will use more: indoor space or garden.

How much does Vitta Marina cost with all costs included?

For the €491,800 garden apartment, you pay around €555,882 with VAT, stamp duty, notary and lawyer, so about 13% extra. Furniture and any financing come on top of that.

Do I pay more if I buy Vitta Marina through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Vitta Marina, that adds up to around 13.0%.
