The €376,000 entry-level apartment costs you around €424,912 all in, with €37,600 VAT, €4,512 stamp duty, €2,300 notary and €4,500 lawyer. There are two drawbacks, though. Outdoor space is limited: a median of 23% of the built area, with 15 m² terraces on the middle floors. And completion is 34 months away, against a median of 14 months in the municipality.

Location

The development lies inland in Mijas Costa, west of Fuengirola, at around 39 metres above sea level. The area takes its name from the racecourse located there and has grown in recent years into a new-build neighbourhood for young families and permanent residents. Golf is close by: according to the project information, Cerrado del Águila is 2 km away and El Chaparral 4 km. It is a practical place to live, not a touristy coastal spot. Fuengirola provides shops, restaurants and the train to Málaga.

Daily life calls for a car. The Carrefour is a 9-minute drive away, Fuengirola centre 12. El Charcón beach, Playa Marina, is an 11-minute drive; on foot it takes 43 minutes. St Anthony's College is 15 minutes away. You can reach Hospital Vithas Xanit International in 22 minutes, Málaga airport in 34 and Marbella old town in 31.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Greenity sits at around 39 metres above sea level.

In our data, sea views are not confirmed for any home, although the project information mentions open views. We check on the plan and on site what view a specific home will get.

Homes and finishes

All the homes in our data have energy rating A. Hot water comes from an aerothermal system, and there is ducted air conditioning. The kitchens are fitted with appliances, the exterior joinery has a high insulation rating and the front door is armoured with sound insulation. For a development that will not be finished until 2029, we request the technical specifications, the bank guarantee and the payment schedule. With a long build time, every agreement set down in writing counts.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Greenity through Privé.

Who is Greenity right for?

Greenity suits buyers who want to lock in a keen price now and have time on their side, for example for a retirement home or a family moving to Spain in a few years. The affordable third bedroom is a plus. Less suitable for those who want to enjoy their home soon, are looking for plenty of outdoor space or consider sea views a must.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.
