What is Electus?

Electus is a select new development in the heart of Mijas, for anyone looking for something truly unique. With just 18 homes and 4 commercial units, it's an exclusive project for buyers who value quality and location. The homes

Every home faces south, so you enjoy natural light all day long. You can choose between two layouts: three standard bedrooms with generous, practical living spaces, or two bedrooms, one of which has been turned into a large suite with a spacious walk-in wardrobe. All homes come with a fully fitted kitchen open to the living area, air conditioning, central heating, double glazing, a private terrace, a storage room and an underground parking space. The building has a lift, is accessible for people with reduced mobility and is fitted with solar panels.

The communal areas feature a swimming pool and a children's play area, so you can enjoy your free time without leaving home. The complex is gated, with an intercom at the entrance.

Prices and payment in October 2026

As of 26 October 2026, the homes at Electus are listed with us at €385,000 to €490,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €6,000 on reservation. Non-residents then pay 20% on signing the purchase contract, 20% during construction and 60% on completion at the notary; for residents this is 15%, 15% and 70%. Construction began in the fourth quarter of 2025, with a building licence in place.

The location: Las Lagunas

Las Lagunas is the lively residential area of Mijas bordering Fuengirola. Electus is easily reached via the motorway and within walking distance of shopping centres, the beach and the Gran Parque de la Costa del Sol, the largest park in the province. Schools and sports facilities are close by too.

Living in Mijas

Mijas is one of the largest municipalities on the Costa del Sol and has three distinct sides. High in the hills sits Mijas Pueblo, a white Andalusian mountain village with narrow streets and views far out to sea. Along the coast stretches Mijas Costa, with La Cala, Riviera del Sol, Calahonda and El Chaparral: long sandy beaches, a seafront promenade and plenty of restaurants. Inland lies Las Lagunas, a lively residential centre with shops, schools and sports facilities, right next to Fuengirola.

Mijas is also a true golfing municipality, home to La Cala Resort, Mijas Golf and Calanova Golf, among others. Málaga airport is around twenty to thirty minutes' drive away, Fuengirola and Marbella are close by, and the A-7 and AP-7 connect you quickly to the whole coast. That is why Mijas is so popular with families who live here all year round, with retirees and with second-home buyers.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
