What is Cerrado Heights?

Cerrado Heights is a unique opportunity to buy one of two contemporary villas in the peaceful, prestigious area of Cerrado del Águila. Both villas are under construction, with a granted building licence and all the legal guarantees. They are built with high-quality materials, energy-efficient systems and an elegant, contemporary design, about twenty minutes from Málaga and Marbella.

The layout

On the ground floor you’ll find the open-plan living area and kitchen, opening onto the terrace, the garden and the private pool. The first floor is home to the master suite with its own terrace, plus the option of creating an extra bedroom. The basement offers additional living space with storage and guest quarters. Each villa has three bedrooms and three bathrooms, with the option of a fourth bedroom, and its own parking space.

The finish includes hot and cold air conditioning, marble floors, double glazing, built-in wardrobes, a fully fitted kitchen and fibre optic broadband. From the villas you look out over the sea, the mountains and the golf course.

Prices and payment in October 2026

As of 26 October 2026, the villas at Cerrado Heights are listed with us at €1,300,000 to €1,450,000. As this is a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, registration and legal fees. On buying costs you can work out the total for your own situation.

You pay €20,000 on reservation, 20% on signing the purchase contract, 20% during construction and the remaining 60% on completion. Villa 2 will be completed in November 2026, villa 1 in the fourth quarter of 2027.

The location: Cerrado del Águila

Cerrado del Águila sits in the hills of Mijas Costa, around the Cerrado del Águila golf course, above Calahonda and Riviera del Sol. It is a quiet, green residential area with golf on your doorstep, close to schools and the town centre, and with sea views. The beaches of Mijas Costa and the A-7 are just a few minutes away.

Living in Mijas

Mijas is one of the largest municipalities on the Costa del Sol and has three distinct sides. High in the hills sits Mijas Pueblo, a white Andalusian mountain village with narrow streets and views far out to sea. Along the coast stretches Mijas Costa, with La Cala, Riviera del Sol, Calahonda and El Chaparral: long sandy beaches, a seafront promenade and plenty of restaurants. Inland lies Las Lagunas, a lively residential centre with shops, schools and sports facilities, right next to Fuengirola.

Mijas is also a true golfing municipality, home to La Cala Resort, Mijas Golf and Calanova Golf, among others. Málaga airport is around twenty to thirty minutes' drive away, Fuengirola and Marbella are close by, and the A-7 and AP-7 connect you quickly to the whole coast. That is why Mijas is so popular with families who live here all year round, with retirees and with second-home buyers.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
