About Riviera Hill

New builds in Mijas under €300,000 have become rare. Riviera Hill is one of the few developments where that is still possible: a 1-bedroom ground-floor apartment with 64 m² built is listed in our data at €290,000. The development is in Riviera del Sol, an established residential area of Mijas Costa between Calahonda and La Cala, and is aimed at buyers who want a fully fledged resort complex without the price tag of a beachfront location.

The supply in our data comprises six homes. With 1 bedroom you can choose between the ground floor and the first floor, for €290,000 or €298,000. With 2 bedrooms you pay €355,000 for 99 m² built, and the ground-floor unit comes with a 29 m² terrace and a small 13 m² garden. With 3 bedrooms prices start at €425,000 for 123 m². At the top is a 3-bedroom penthouse on the fourth floor: 135 m² built, a 97 m² terrace and sea views, for €750,000.

The complex is gated with access control. The list of shared facilities is long for this price range: infinity pools for adults and children, a heated indoor pool with counter-current swimming, a spa area, a gym, a golf simulator, a coworking space and a residents' lounge. Every home comes with a garage space and a storage room. The development is under construction with no show home; completion is planned for December 2027.

Location

Riviera del Sol is one of the older urbanisations of Mijas Costa, built against the hills above the coast road. The area has its own shopping centre, restaurants and many permanent residents, and is close to the La Siesta and Miraflores golf courses. The development sits at around 80 metres above sea level, slightly inland. It is neither a quiet golf enclave nor a buzzing little town, but a practical residential area that is alive all year round. Calahonda lies on one side, La Cala de Mijas on the other.

What you notice in daily life: the Miraflores supermarket is a 3-minute drive or a 19-minute walk. Calahonda beach, Riviera, is 6 minutes away by car; on foot it takes half an hour. The A&E department at Hospital Costa del Sol is 16 minutes away, Fuengirola 17 and Marbella old town 19. Málaga airport is 33 minutes away.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Riviera Hill sits at around 80 metres above sea level.

In our data, only the fourth-floor penthouse has confirmed sea views. For the lower floors, we check home by home what you will see from the terrace.

Homes and finishes

All the homes in our data have energy rating A, which is not a given in this price range. Hot water, heating and cooling run on aerothermal energy. The kitchen is fully fitted with appliances, and the bathrooms come with a vanity unit, mirrors and shower screens. We request the technical specifications and check which brands and materials are actually fixed in the contract, because with keenly priced developments the difference often lies in the details.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Riviera Hill through Privé.

Our honest verdict on Riviera Hill

Strengths

  • Entry from €290,000, 19% below the Mijas new-build median per m².
  • Only €68,000 on average per extra bedroom, good news for families.
  • Indoor pool, spa and golf simulator: facilities you will also use in winter.
  • Energy rating A for every home in our data.
  • Supermarket 3 minutes and beach 6 minutes away by car.

Points to consider

  • Sea views are only confirmed for the penthouse, not for the lower floors.
  • Terraces of 19 to 29 m² on the standard apartments are on the compact side.
  • The beach is a 30-minute walk; plan on using the car.
  • Completion not until December 2027 and no show home yet.
  • The total number of homes in the development is not confirmed in our data.

Who is Riviera Hill right for?

Riviera Hill suits buyers with a budget of €300,000 to €450,000 who still want a new build with full facilities. Winter residents will appreciate the indoor pool and spa. A 1-bedroom unit is also a logical candidate as a rental investment. If sea views or a large terrace are a must, you will need to take the penthouse or look elsewhere.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Frequently asked questions about Riviera Hill

Is there still affordable new-build property for sale on the Costa del Sol?

Yes, but less and less. In our data, Riviera Hill starts at €290,000 for a 1-bedroom apartment, with a median of €4,059 per m². That is 19% below the new-build median in Mijas.

Do the Riviera Hill apartments have sea views?

In our data, sea views are only confirmed for the 3-bedroom penthouse on the fourth floor. For other homes, we look at the orientation and the surrounding buildings on the plan.

What does an apartment at Riviera Hill cost with all costs included?

For the €290,000 apartment you pay around €327,680 including VAT, stamp duty, notary and lawyer. So allow 13% on top of the purchase price.

Is Riviera Hill a good place to spend the winter?

The facilities are made for it: a heated indoor pool, a spa and a golf simulator. Riviera del Sol is also an area with permanent residents, so shops and restaurants stay open in winter too.

Do I pay more if I buy Riviera Hill through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Riviera Hill, that adds up to around 13.0%.
