Who is it for?

Is Mijas Pueblo right for you?

Ideal if you

  • want genuine Andalusian village life, with a bakery and a bar round the corner
  • love sweeping views: from the hillside you can see the coast well beyond Fuengirola
  • enjoy walking: the trails of the Sierra de Mijas start at the edge of the village
  • want to live here all year and pick up some Spanish, because the village stays alive in winter

Less suitable if you

  • want to walk to the beach every day (look at La Cala or Calahonda)
  • dislike crowds: during the day the centre fills with day-trippers
  • want a spacious villa with a large garden and garage in the centre (look at Valtocado or Campo Mijas)

Living in Mijas Pueblo

Mijas Pueblo is the historic and administrative heart of the municipality, set on the slope of the Sierra de Mijas at around 430 metres. Whitewashed houses with flowerpots, narrow lanes and small squares set the tone. Only a few thousand people live in the village itself, which makes it a real community: you soon know the people at the bakery, the bar and the market.

The sights are all within walking distance: the oval bullring from 1900, one of the few in Spain with that shape, the chapel of the Virgen de la Peña carved into the rock, the church of the Inmaculada Concepción and the remains of the Moorish fortress, now a viewpoint over the coast. The famous donkey taxis are still a familiar sight.

What you can buy here

In the village core you mainly buy village houses and apartments, often with a roof terrace and sea views. Parking is limited, and some lanes are steep or car-free. On the edges and along the roads towards Fuengirola and Alhaurín you find detached villas and fincas on larger plots. Idealista recorded an average asking price of €3,630 per m² for Mijas Pueblo in September 2026, 4.6% more than a year earlier.

Daily life

The village has everything for daily life: supermarkets, pharmacies, a health centre, restaurants and terraces. For larger shops, the beach and the train to Málaga you drive down to Fuengirola, about fifteen minutes. St Anthony's College, a British school for ages three to eighteen, lies between the village and Fuengirola. Málaga Airport is about half an hour away.

What residents value most is the rhythm. In the morning the streets are quiet, during the day the visitors arrive, and in the evening you have the village to yourself again. Walkers take the path up to the El Calvario chapel or head into the Sierra de Mijas, with pine woods and, on clear days, views as far as Africa.

Things to watch

Old village houses have charm, but have the roof, damp and plumbing properly inspected. With a finca outside the village, always check the planning status and the permits for existing outbuildings. And think about the daily drive: the road down to the coast is winding.
