About Soleia Living El Chaparral

A townhouse with its own garden, sea views and the beach within walking distance: in western Mijas Costa that is not an everyday combination. Soleia Living is in El Chaparral, between La Cala de Mijas and Las Lagunas, and is aimed at buyers who want more than an apartment but do not want to maintain a villa. Our selection includes two townhouses: one with 3 bedrooms for €949,000 and one with 4 bedrooms for €1,046,000.

Both homes have 158 m² of built area and 3 bathrooms. The 3-bedroom version has 130 m² of usable space, a 53 m² terrace and a 165 m² plot. The 4-bedroom version has 132 m² usable, a 42 m² terrace and a 183 m² plot. So you get a fourth bedroom, but not a bigger home: the space is simply divided differently. Each home has a private garden, solarium, parking space and storage room.

The communal facilities are extensive. The project description mentions 2 swimming pools, a Turkish bath, sauna, gym, coworking space and a barbecue area, all within a gated estate. According to another source, the development has 69 homes in total, with a first phase of 23, and the homes face south. Completion is scheduled for December 2026 and the energy rating is B.

Location

El Chaparral lies on the Mijas coast, between the lively village of La Cala de Mijas and the residential areas towards Fuengirola. The area is mainly residential, with a golf course nearby and a long sandy beach. The development sits at around 40 metres above sea level, just high enough for sea views and still low enough to walk to the sea. Via the coast road and the motorway you are quickly in Fuengirola or Marbella.

El Chaparral beach is 1,200 metres away, a 16-minute walk. By car it takes 8 minutes because of a detour. For groceries you take the car: Mercadona is 6 minutes away. Fuengirola town centre is 16 minutes away, Marbella's old town 26 and Puerto Banús 30. St Anthony's College is 14 minutes away and Málaga airport 37.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Soleia Living El Chaparral sits at around 40 metres above sea level.

Both homes in our selection have confirmed sea views, and another source mentions a south-facing orientation. How wide the view is depends on the position in the row; we check that for each home.

Homes and finishes

The kitchen is a fully fitted Italian designer kitchen with appliances. Other sources mention security doors, a video entry phone, remote-controlled garage doors and mechanical ventilation. The energy rating is B. Because the project description gives different floor areas from our current data, we always ask for the plans and the technical specifications of the specific home. For a home under construction, we also check that every payment is covered by a bank guarantee.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Soleia Living El Chaparral through Privé.

Our honest verdict on Soleia Living El Chaparral

Strengths

  • Townhouse with private garden, solarium and confirmed sea views.
  • El Chaparral beach a 16-minute walk away.
  • Extensive communal facilities: 2 pools, sauna, Turkish bath and gym.
  • 3 bathrooms in both types, including the 3-bedroom home.
  • Completion scheduled for December 2026, much sooner than the average in Mijas.

Points to consider

  • Price per m² is 27% above new builds in Mijas and 70% above resale homes.
  • The fourth bedroom costs €97,000 extra with no meaningful gain in living space.
  • You need a car for groceries and restaurants.
  • The project description gives different floor areas from our data; ask for the exact plans.
  • Large development built in several phases, so there may still be construction after you move in.

Who is Soleia Living El Chaparral right for?

Soleia Living suits families and couples who want a proper house with a garden close to the sea and value wellness and fitness within the estate. Anyone working from home will also appreciate the coworking space. It is less suitable for buyers who focus mainly on price per m² or who want to do everything on foot: the nearest shopping centre requires a drive.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.
