Living in Las Lagunas
Las Lagunas is the youngest and most populated part of Mijas. According to INE, around 50,300 people lived here at the start of 2023, more than half the municipality. It lies south of the Fuengirola river and flows seamlessly into that town. To the north and west, the AP-7 motorway forms the boundary.
The vast majority of the district has been built since the 1970s. You see it in wide avenues, apartment blocks with inner gardens and pools, squares with playgrounds and plenty of local shops. This is where Spanish Mijas lives, together with a large international crowd who chose it for the convenience.
What you can buy here
The market is mainly apartments and penthouses, from compact flats to spacious family homes with three or four bedrooms, plus some townhouses. New developments with shared facilities are also appearing. Idealista recorded an average asking price of €3,307 per m² for Las Lagunas in September 2026, 8.6% more than a year earlier and below the averages for Mijas (€3,717) and Fuengirola (€4,452).
Daily life
Everything is close: supermarkets, the Costa Mijas shopping centre, a cultural centre, health centres and a large municipal sports complex with a pool, tennis, padel and indoor sports. Town and regional buses link the district with the coast. Fuengirola's beaches and train station, with services to the airport and Málaga, are a few minutes away. St Anthony's College, a British school, is on the road to Coín just outside the district. In late June the Las Lagunas fair opens the season of Mijas' big local festivals.
Things to watch
Quality varies a lot from street to street and building to building. Look at parking, because a private garage space is worth a lot here, and at the position relative to busy access roads. For holiday letting Las Lagunas is less suited than the coast, but long-term letting to families and workers works well.
