About Lakun

At Lakun it pays to read the price list line by line. A three-bedroom apartment on the first floor costs €483,000 here, less than the two-bedroom apartment next to it at €511,750. You see shifts like this more often in the first sales phase, and they determine where the real value lies. The development is in Las Lagunas de Mijas, the urban district that flows seamlessly into Fuengirola, and will be completed in December 2027.

The six homes in our data cover a wide range. On the ground floor there is a 99 m² two-bedroom apartment with a small 18 m² garden for €458,000, and a 128 m² three-bedroom apartment with a 26 m² terrace for €478,000. Higher up in the building you will find a 196 m² apartment with 4 bedrooms and 3 bathrooms and a 93 m² terrace for €1,090,000. The three-bedroom penthouse on the fifth floor costs €1,105,000 for 129 m² and a 45 m² terrace.

Where this development stands out is the roof. That is where a sky pool overlooking the neighbourhood will go, alongside two outdoor pools in the grounds. There is also a spa, a gym, a coworking space and landscaped gardens. The description mentions BREEAM certification, an international sustainable building label you rarely see on apartments in this price range.

Location

Las Lagunas is not a coastal village but a fully fledged urban district, with all the pros and cons that come with it. Opposite the development is a retail park with large stores, and according to other sources a big shopping and leisure centre is about a 10-minute walk away. You live here among families who are there all year round, which keeps the area lively outside the season too. Its position at around 2 metres above sea level means flat surroundings: cycling and walking are easy, but do not expect far-reaching views.

For everyday shopping you walk 5 minutes to a British supermarket. Fuengirola town centre is a 20-minute walk or 4-minute drive. Playa de Santa Amalia is about a 24-minute walk. St Anthony's College is 8 minutes away by car, Vithas Xanit International hospital 13. You reach Málaga airport in 26 minutes, and both Marbella old town and Málaga city centre in 29 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Lakun sits at around 2 metres above sea level.

No sea views are confirmed for the homes in our data, and the orientation is not stated. The upper floors and the sky pool look out over the neighbourhood; we check floor by floor what view your home will have.

Homes and finishes

The finishes are described in concrete terms. The floors are large wood-effect porcelain tiles, the open kitchens come with Miele appliances and the windows are large. Hot water comes from an aerothermal system, and ducted air conditioning provides heating and cooling. The homes achieve energy rating A and the development has BREEAM certification. Every home comes with a parking space and a storage room, some with two spaces. We check that the number of parking spaces per home is stated in the deed of sale and request the BREEAM documentation, as that label counts when you sell later on.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Lakun through Privé.

Our honest verdict on Lakun

Strengths

  • Rooftop sky pool, spa and two outdoor pools in the same complex.
  • Price per m² 5% below the median for new builds in Mijas.
  • A third bedroom costs barely €20,000 more than the entry-level home.
  • Energy rating A, BREEAM certification and Miele appliances in the kitchen.
  • Supermarket a 5-minute walk away and Fuengirola a 4-minute drive.

Points to consider

  • Beach about a 24-minute walk away, no sea views confirmed.
  • Big price jump to the four-bedroom home and the penthouse, above €1,000,000.
  • Limited outdoor space in the lower-floor apartments, with terraces of 10 to 26 m².
  • Completion not until December 2027, so over a year of off-plan stage payments.
  • Urban setting with traffic and shops; not a quiet villa area.

Who is Lakun right for?

Lakun is a logical choice for families who want three bedrooms for a price barely above a two-bedroom apartment, and for those who like to do everything on foot or by bike. Buyers who plan to let later will also find a strong package of facilities here. If you want to wake up by the sea, are after a large terrace or prefer quiet to city life, you are better off looking at the coastal areas of La Cala or Calahonda.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Frequently asked questions about Lakun

How much is an apartment at Lakun?

Is Mijas a good place to live?

That depends on what you are looking for. Las Lagunas, where Lakun is located, is the urban part of Mijas, with shops, schools and Fuengirola just around the corner. If you want a village atmosphere or peace and quiet, Mijas Pueblo or the coastal areas are a better fit.

When will Lakun be completed?

Completion is planned for December 2027. That is 14 months after our last check, exactly the median for new builds in Mijas. For every purchase, we request the bank guarantee on your stage payments.

How far is Lakun from the beach?

The nearest beach, Playa de Santa Amalia in Fuengirola, is 1,315 metres away as the crow flies. On foot you are there in about 24 minutes, by car in 5 minutes.

Do I pay more if I buy Lakun through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Lakun, that adds up to around 13.0%.
