What is Residencial Áurea?

Residencial Áurea is an exclusive development of 57 homes with one, two and three bedrooms, featuring large terraces, fully fitted kitchens and high-quality finishes. The penthouses also have impressive terraces with their own private pool.

The homes and facilities

The homes come with air conditioning, aerothermal heating and cooling, double glazing and a modern, practical design, with built-in wardrobes, covered terraces and an en-suite bathroom in the master bedroom. Orientations vary, and some homes have a private patio. The gated complex has a communal pool, a gym, a reception, a coworking space, a lift and a garage.

Prices and payment in October 2026

As of 26 October 2026, the homes at Residencial Áurea are listed with us at €225,000 to €520,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €6,000 on reservation, 15% on signing the purchase contract, 15% during construction and the remaining 70% on completion, scheduled for the fourth quarter of 2028.

The location: Las Lagunas

Las Lagunas de Mijas is the lively part of Mijas bordering Fuengirola, with every amenity close at hand: supermarkets, shopping centres, schools, sports facilities and the vast Gran Parque de la Costa del Sol. You have quick connections to Fuengirola, Marbella, Málaga and the airport, and Fuengirola's beach is just a short distance away.

Living in Mijas

Mijas is one of the largest municipalities on the Costa del Sol and has three distinct sides. High in the hills sits Mijas Pueblo, a white Andalusian mountain village with narrow streets and views far out to sea. Along the coast stretches Mijas Costa, with La Cala, Riviera del Sol, Calahonda and El Chaparral: long sandy beaches, a seafront promenade and plenty of restaurants. Inland lies Las Lagunas, a lively residential centre with shops, schools and sports facilities, right next to Fuengirola.

Mijas is also a true golfing municipality, home to La Cala Resort, Mijas Golf and Calanova Golf, among others. Málaga airport is around twenty to thirty minutes' drive away, Fuengirola and Marbella are close by, and the A-7 and AP-7 connect you quickly to the whole coast. That is why Mijas is so popular with families who live here all year round, with retirees and with second-home buyers.

Las Lagunas isn't a tourist enclave but a genuine residential town, where Spanish and international families live all year round. That creates steady demand for long-term rentals, including from people who work in Fuengirola, Mijas or Marbella. At the same time, you're just a few minutes from the sea and the motorway. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
