About Celere Sunrise

A two-bedroom garden apartment for €421,600, within walking distance of the sea and less than a year from completion: in Mijas Costa that is not an everyday combination. Celere Sunrise is a gated complex in El Chaparral, a coastal neighbourhood of Mijas Costa. It has 46 homes with 2 or 3 bedrooms, spread over two separate blocks. Handover of the keys is planned for August 2027.

Our data includes four homes, all with 2 bathrooms. On the ground floor you will find a 98 m² two-bedroom apartment with a small 41 m² plot, and a 119 m² three-bedroom apartment with a 28 m² terrace and an 81 m² plot. On the first floor there is an 89 m² two-bedroom apartment with a 15 m² terrace and a 127 m² three-bedroom apartment with an 11 m² terrace. Every home has a lift in the building, a parking space and a storage room.

The complex is aimed at quiet living, not a resort experience. There is a communal outdoor pool, landscaped gardens and a chill-out area to come. No spa, no indoor pool, no gym: that normally keeps community fees lower than in the large complexes further along. According to the project sheet a show home is available, which for an off-plan development is a real plus for judging the finishes and the sense of space.

Location

El Chaparral is a coastal neighbourhood of Mijas Costa, with golf courses in the hills behind it. It is a residential area of apartment complexes and villas, at around 39 metres above sea level. You are not in a village centre with little squares and café terraces here; for that lifestyle you drive to La Cala de Mijas or Fuengirola. The advantage is peace and quiet and quick access to the motorway, putting both Marbella and Málaga within an hour. Other sources place El Chaparral golf club less than 2 km away.

As the crow flies, Playa del Charcón (Playa Marina) is 651 metres away; on foot you are there in about 24 minutes. For the big weekly shop you drive 6 minutes to a Mercadona. Fuengirola town centre is 16 minutes away by car, Marbella old town 26 minutes and Puerto Banús 31. You reach the international school St Anthony's College in 14 minutes and Vithas Xanit International hospital in 25. Málaga airport is a 38-minute drive.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Celere Sunrise sits at around 39 metres above sea level.

The project description mentions sea views for some of the homes, but no sea views are confirmed for the four homes in our data. The orientation is not stated either. We check for each home what view and how many hours of sun you really get.

Homes and finishes

The development will have energy rating B. Heating and hot water use aerothermal energy, a heat pump that is much more economical than a conventional electric boiler, and the windows are double glazed. Beyond that, the description talks of quality materials, without brands or a detailed list. That is why we always request the technical specifications and compare them with what you can see in the show home. We also check that the bank guarantee on your stage payments is correctly drawn up and that the storage room and parking space are named in the deed of sale.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Celere Sunrise through Privé.

Our honest verdict on Celere Sunrise

Strengths

  • Price per m² 17% below the median for new builds in Mijas.
  • Beach 651 metres away as the crow flies, about 24 minutes on foot.
  • Completion planned for August 2027, sooner than average in the municipality.
  • An extra bedroom costs on average only €42,000 more.
  • Show home available, so you can judge the finishes and space in advance.
  • Parking space and storage room included with every home.

Points to consider

  • Little outdoor space: terraces of 9 to 28 m², low compared with other developments in Mijas.
  • No sea views confirmed for the homes in our data, despite what the marketing text promises.
  • In El Chaparral you need a car for shops, restaurants and everyday life.
  • Limited communal facilities: no gym, spa or indoor pool.
  • Availability changes quickly; always ask for the current price list.

Who is Celere Sunrise right for?

Celere Sunrise suits buyers looking for an affordable, new second home close to the sea, and winter residents who prefer peace to bustle. Families will find plenty of space for the money in the three-bedroom ground-floor apartment. If you want to walk to a restaurant every evening, are after a large terrace with sea views or expect resort facilities, you are better off looking at other developments in La Cala or Fuengirola.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Celere Sunrise

When will Celere Sunrise be completed?

Completion is planned for August 2027. That is about 10 months after our last check, shorter than the median of 14 months for new builds in Mijas. So you make off-plan stage payments for less time than with many other developments.

How far is the beach from Celere Sunrise?

The nearest beach, Playa del Charcón (Playa Marina), is 651 metres away as the crow flies. On foot, allow about 24 minutes for a 1,810-metre walk. By car the route takes 9 minutes, because you have to make a detour.

What is the difference between Mijas Pueblo and Mijas Costa?

Mijas Pueblo is the white mountain village inland, with narrow streets and views over the coast. Mijas Costa is the coastal strip, with neighbourhoods such as El Chaparral, La Cala and Calahonda. Celere Sunrise is on the coast, a few minutes from the sea.

How much does a home at Celere Sunrise cost, all in?

For the cheapest apartment at €421,600, allow around €476,419 in total. That includes 10% VAT, stamp duty, the notary and a lawyer. A mortgage and any furniture come on top of that.

Do I pay more if I buy Celere Sunrise through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Celere Sunrise, that adds up to around 13.0%.
