About Aalto Residences
Clean, light and understated: Aalto Residences deliberately opts for Scandinavian architecture, a style you rarely see on the Costa del Sol. The façades follow a flowing line and the homes face south, with sea views and sunsets from the roof terrace. The development is in Riviera del Sol, a residential urbanisation in Mijas Costa between Calahonda and La Cala de Mijas.
The scheme comprises townhouses and semi-detached homes, 13 in total according to another source. Our data lists two: a townhouse with 3 bedrooms and 2 bathrooms of 268 m² on a 216 m² plot, for €1,632,397, and a semi-detached home, also with 3 bedrooms and 2 bathrooms, of 315 m² on 257 m² of land, for €1,850,250. The outdoor areas are large: 148 and 158 m², split between garden, terraces and a rooftop solarium.
The development is gated, with a communal pool and a gym. Each home has its own garden, a storage room and a parking space. The complex is next to a green area being landscaped with trees and a small park for walks.

Aalto Residences sits in the upper segment of Mijas: the median of €5,982 per m² is 20% above that of new builds in the municipality (€4,984, 55 developments) and 61% above resale homes in Mijas (€3,717 per m², Idealista, September 2026). Interestingly, the larger semi-detached home is cheaper per m² (€5,874) than the townhouse (€6,091). If you buy the €1,632,397 townhouse, you pay around €1,844,826 all in: €163,240 VAT, €19,589 stamp duty, €9,800 notary and €19,800 lawyer. The outdoor space is a real asset: on average 53% of the built area, more generous than 78% of the developments in our comparison. Completion in 14 months is in line with the Mijas median.

Location
Riviera del Sol is a quiet, green urbanisation in the hills of Mijas Costa, at around 62 metres above sea level, with villas and small complexes. It is a residential area, not a nightlife spot: for most trips you take the car. Nearby you will find a golf course, tennis and padel courts and a playground. You are halfway between Fuengirola and Marbella, which makes Riviera del Sol popular with people who visit both towns regularly.
In practical terms: Calahonda beach is a 7-minute drive or a 37-minute walk. Carrefour is 4 minutes by car. Marbella old town is 18 minutes away, Fuengirola 17, Puerto Banús 22 minutes. Hospital Costa del Sol is 16 minutes away, St Anthony's College 19. Allow 32 minutes to Málaga airport.

Sun, light and views
Here the sun rises at 7:01 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Aalto Residences sits at around 62 metres above sea level.
Sea views are confirmed for both available homes, and the homes face south. From the roof terrace you look out over the sea and watch the sun go down; we check on site how open that view is for each plot.
Homes and finishes
The sales description mentions kitchens for keen cooks, designer bathrooms from well-known brands, underfloor heating throughout and high energy efficiency, with an energy rating of B. Another source mentions triple glazing, heat-recovery ventilation, solar panels and a hot tub on the roof terrace. Those points are not in our own data. So we request the specification and check whether the hot tub, solar panels and ventilation are standard or optional, and whether they are written into the contract.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. By our measurement, it is a 32-minute drive to Málaga airport. Gibraltar airport is 74 minutes away. A car is advisable in Riviera del Sol in any case.
