About The Kove

If you look at new builds in Mijas Costa, you will see plenty of developments with a pool and a gym. The Kove goes a step further with an indoor spa: a heated indoor pool, a sauna and a cold plunge pool, alongside two outdoor saltwater pools. The homes on our list cost between €410,000 and €640,000 and all have energy rating A. Construction is still under way, with completion planned for September 2028.

Our data includes five homes. For €410,000 and €415,000 you get an 87 m² home with two bedrooms and two bathrooms, the first on the ground floor with a 24 m² terrace, the second with a 13 m² terrace. With three bedrooms you pay €490,000 for 110 m² or €538,000 for a 101 m² ground-floor home with a 42 m² terrace. At the top is a third-floor penthouse: 95 m², two bedrooms, a 45 m² terrace and a 28 m² solarium, for €640,000. Each home comes with a parking space and the building has a lift.

The complex is gated and very much centred on healthy living and working from home. Besides the pools and the spa, there is a fully equipped gym, a coworking space with its own kitchen and relaxation corner, and a pool bar with a chill-out zone. According to another source, the whole development has 166 homes spread across phases. The first phase is said to be almost sold out, the second is on sale. So expect a larger residence with many neighbours, not a small-scale building.

The Kove in figures

With a median of €4,770 per m², The Kove sits 4% below the median for new builds in Mijas (€4,984, 55 developments). Compared with resale homes in Mijas (€3,717 per m², idealista, September 2026) you pay 28% more, which you partly get back in the A rating and the spa. The cheapest home at €410,000 will cost you around €463,420 all in: €41,000 VAT, €4,920 stamp duty, €2,500 notary and €5,000 lawyer, 13% on top of the price in total. An extra bedroom costs an average of €80,000 here, which is reasonable for the jump from 87 to 110 m². The biggest drawback is timing: 23 months until completion, against a median of 14 months in the municipality.

Location

The Kove is in Hipódromo Costa del Sol, an area in the hills of Mijas Costa between Fuengirola and La Cala de Mijas, at around 45 metres above sea level. It is not a beach neighbourhood but a green, quiet setting where many new developments have appeared in recent years. Around 800 metres away, the Costa del Sol Park is being created, a large park with a lake, walking paths and a skate park. The park does not exist yet, but it could make the neighbourhood considerably more attractive for families and walkers in the coming years.

In daily life you will need a car here. El Charcón beach is a 12-minute drive or 33-minute walk away, the Carrefour 9 minutes. You can reach Fuengirola town centre in 12 minutes and St Anthony's College, an international school, in 15. Málaga Airport is 34 minutes away, Vithas Xanit International hospital 22. Puerto Banús is 36 minutes away, Marbella's old town 31.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. The Kove sits at around 45 metres above sea level.

Our data does not confirm sea views for the five homes on the list. The description mentions sea and mountain views from the upper floors; we check this for each home on the plans and on site.

Homes and finishes

Each home comes with a fitted kitchen with built-in appliances, air conditioning for heating and cooling and a security entrance door. Hot water comes from an aerothermal system, which together with the A rating promises low energy costs. Another source also mentions underfloor heating, built-in wardrobes and a guest toilet, but that is not in our own data. That is why we request the technical specification, check which finishes per home type go into the contract and verify that every stage payment is covered by a bank guarantee.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for The Kove through Privé.

Our honest verdict on The Kove

Strengths

  • Indoor spa with heated pool, sauna and cold plunge pool, rare in this price range.
  • Energy rating A and aerothermal hot water, good for your running costs.
  • Entry price of €410,000 for two bedrooms and two bathrooms.
  • Coworking space with kitchen, handy if you work here part of the year.
  • Fuengirola town centre a 12-minute drive away.

Points to consider

  • Completion not until September 2028, a 23-month wait against 14 in the municipality.
  • No sea views confirmed for the homes on our list.
  • Beach a 33-minute walk away; without a car you are limited here.
  • Large development of 166 homes according to another source, so many neighbours and a busy pool.
  • Other sites show different prices and sizes; always ask for the current price list.

Who is The Kove right for?

The Kove suits buyers who spend a lot of time at home and will really use the spa, gym and coworking: winter residents, remote workers and active retirees. If you want an energy-efficient home with low monthly costs, you will also find a strong argument here. It is less suitable if you want to enjoy your home straight away, walk to the beach every morning or be sure of sea views.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online
