About Emerald View

Emerald View is one of the pricier new builds in Mijas, and we would rather say so straight away. What you get in return is height: the complex sits at 257 metres in Buenavista, in the hills above Fuengirola, and every home in our data has sea views. It is a large project of 133 homes: 105 apartments and penthouses, 14 garden villas and 14 so-called sky villas. Prices in our list range from €745,000 to €1,620,100. Completion is planned for June 2028.

The choice is wide. The entry-level 2-bedroom apartment has 102 m² and a 22 m² terrace. For €850,500 you get 3 bedrooms, 128 m² and 2 parking spaces. On the third floor there are penthouses with surprisingly small interiors and huge terraces: 80 m² inside and 157 m² outside for €1,147,000, or 100 m² with a 134 m² terrace for €1,215,800. The apartment-style villas are the most spacious. The ground-floor version has 242 m², 4 bathrooms, a 134 m² terrace and 164 m² of land, for €1,620,100.

The estate is gated, with a security post that identifies visitors, CCTV and an alarm system in the homes. Inside the gate there will be gardens with walking paths, panoramic outdoor pools, a heated indoor pool, a fitness and wellness centre, children's play areas, coworking spaces and lounges. Two-bedroom homes get 1 parking space and three-bedroom homes 2, each with a storage room. There is no show home yet.

Location

Buenavista belongs to the municipality of Mijas but borders El Higuerón, in the hills between Fuengirola and Benalmádena. It is neither a village nor a resort: you live in a residential area among villas and new complexes, with the Sierra de Mijas behind you and the bay of Fuengirola in front. The white village of Mijas Pueblo and Fuengirola centre are each a short drive away, the latter 11 minutes. Thanks to the altitude, you live away from the bustle of the coast road.

You cannot manage here without a car. Carrefour is a 3-minute drive but a 33-minute walk, Torreblanca beach a 7-minute drive and well over an hour on foot. Vithas Xanit International hospital and Novaschool in Benalmádena are each 9 minutes away. Málaga airport is a 22-minute drive, Málaga centre 26.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Emerald View sits at around 257 metres above sea level.

Every home in our data has sea views, and the project sits at 257 metres above sea level. In a complex of 133 homes the view does vary by block and floor; we check that for each home on the site plan.

Homes and finishes

The building specification mentions underfloor heating in every room, with electric heating in the bathrooms, and an aerothermal heat pump for cooling, heating and hot water. Each room gets its own climate control, and you manage climate and lighting via an app. There will be LED lighting indoors and on the terraces, and the kitchens come fully fitted. The energy rating is B. Another source mentions floor-to-ceiling windows. For each home we request the technical specification and check that it is in the contract.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Emerald View through Privé.

Our honest verdict on Emerald View

Strengths

  • Sea views from every home in our data, at 257 metres above sea level.
  • Generous terraces: an average of 55% of the living area, up to 157 m² with one penthouse.
  • A third bedroom costs only €106,000 more on the price ladder.
  • Lots of comfort per home: underfloor heating, climate control per room and an alarm system.
  • Security post and a full package of facilities, including a heated indoor pool.

Points to consider

  • At €7,304 per m² you are 47% above the new build median for Mijas.
  • Completion not until June 2028, later than the 14-month median in Mijas.
  • The beach is more than an hour's walk away; you need the car for everything.
  • A large complex of 133 homes, so less boutique than the price might suggest.
  • Penthouses with 80 to 100 m² inside are small for their price; do your sums per m².

Who is Emerald View right for?

Emerald View suits buyers for whom a view over the sea matters most and who are prepared to pay for it. It works well for those who want to live outdoors on a large terrace, and for those who want to live in a secure estate with plenty of facilities. It is less suitable for buyers with a strict budget per m², for those who want to live without a car or for those who like to be within walking distance of the sea and restaurants.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Emerald View

What is the difference between Mijas Pueblo and Mijas Costa?

Mijas Pueblo is the white mountain village, Mijas Costa the coastal strip towards Marbella. Emerald View is in neither: Buenavista is a hilly area of Mijas next to El Higuerón, closer to Fuengirola and Benalmádena than to the rest of Mijas.

How far is Málaga airport from Emerald View?

By our measurement, the drive to Málaga airport takes 22 minutes. Some descriptions quote 10 minutes; we work with the measured driving time, outside rush hour.

Why are the Emerald View penthouses so expensive per m²?

The penthouses have little indoor space and large terraces. The 2-bedroom penthouse has 80 m² inside and a 157 m² terrace for €1,147,000. Per m² built that looks expensive; you are mainly paying for outdoor space and the view.

When will Emerald View be completed?

Completion is planned for June 2028. Until then you pay in instalments off plan. We check that every payment is covered by a bank guarantee and that the schedule for each phase is set out in the contract.

Do I pay more if I buy Emerald View through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Emerald View, that adds up to around 13.0%.
