About Arosa
In our comparison, Arosa is one of the most expensive new developments in Mijas per square metre. That is the first thing you need to know, and the second is why: the development is in Torrenueva, on the coastal side of Mijas Costa, with sea views from every home in our data and the beach within walking distance. According to the description there will be 54 apartments with 1, 2 or 3 bedrooms, all south-facing.
Our data covers six homes. The smallest is a ground-floor 1-bedroom apartment of 51 m², with a 20 m² terrace on a 27 m² plot, for €705,000. A 2-bedroom ground-floor apartment of 77 m² costs €805,000. On the first floor you pay €910,000 for 2 bedrooms and 103 m², and €1,090,000 for 3 bedrooms and 110 m². The penthouses have large terraces: 104 m² with the 2-bedroom penthouse at €1,095,000 and 136 m² with the 3-bedroom penthouse at €1,445,000.
The communal facilities are generous for a development of this size. There is an outdoor pool and a heated indoor pool, a gym, a chill-out area and landscaped Mediterranean gardens. Residents also get access to the facilities of a nearby tennis club. Each home has a parking space and a storage room, and the development is gated with a lift.

Location
Torrenueva lies on the coast of Mijas Costa, between Calahonda and La Cala de Mijas. It is a quiet, residential stretch with rocky coves and sandy beaches, beach clubs and a coastal path running towards La Cala. The development sits 23 metres above sea level, just above the coast road, which explains the sea views. You are between Fuengirola and Marbella here, without the bustle of a town centre. There is a local supermarket for daily shopping; for big stores and restaurants you drive to La Cala or Fuengirola.
Measured precisely: El Bombo and Cabo Rocoso beach is an 18-minute walk or a 4-minute drive. Torrenueva's supermarket is 12 minutes on foot. Hospital Costa del Sol and St Anthony's College are each a 14-minute drive. Marbella's old town is 21 minutes away, Málaga airport 35 minutes.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Arosa sits at around 23 metres above sea level.
All homes in our data have sea views, and according to the description all apartments face south. On the lower floors the view may be partly blocked by greenery or neighbouring buildings; we check this for each home.
Homes and finishes
The kitchens are fully fitted with built-in appliances. Heating, cooling and hot water run on aerothermal energy. The bedrooms get electric roller shutters, there are built-in wardrobes, and the exterior joinery has double glazing for insulation against heat and noise. All homes in our data have energy rating B. No brands are mentioned. At this price per m² we always request the full materials list and compare it with projects costing half as much, so you know where the difference lies: in the location or in the finish as well.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Arosa through Privé.

Our honest verdict on Arosa
Strengths
- Sea views from every home in our data, all south-facing.
- Beach an 18-minute walk away and supermarket 12 minutes.
- Heated indoor pool, handy if you come in winter.
- Large roof terraces of 104 and 136 m² with the penthouses.
- Quiet coastal area between Fuengirola and Marbella, both within a 21-minute drive.
Points to consider
- Price per m² is 105% above the new-build median in Mijas, one of the most expensive projects.
- 1 bedroom of 51 m² for €705,000: little space for that budget.
- Completion not until December 2028, a 26-month wait.
- No brands or details in the specification; ask for the materials list.
- Small terraces of 20 to 38 m² on the non-penthouse homes.
Who is Arosa right for?
Arosa suits buyers for whom sea views and walking to the beach matter more than the price per m², and who prefer a quiet coastal area to a town centre. The heated indoor pool also makes it appealing for winter residents. If you are after rental yield or space for your budget, you will find far more square metres for the same money elsewhere in Mijas.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Arosa
Is Mijas a good place to live?
Mijas is large and varied. Torrenueva, where Arosa is located, is a quiet coastal area with a beach and coastal path, between Fuengirola and Marbella. If you want a lively centre, drive to La Cala or Fuengirola, 14 minutes away.
Why is Arosa so expensive per m²?
The location close to the sea with sea views pushes up the price, as do the small homes: small floor areas always mean a high price per m². Even so, at €10,205 per m² Arosa is well above the €4,984 median in Mijas.
When will Arosa be completed?
Completion is scheduled for December 2028. Until then you pay in instalments. We check that every payment is covered by a bank guarantee and that the completion date is in the contract with a penalty clause.
How far is Málaga airport from Arosa?
By our measurement it is a 35-minute drive to Málaga airport. Málaga city centre is 38 minutes away, Marbella's old town 21 minutes.
Do I pay more if I buy Arosa through Imagine Marbella?
No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
What costs come on top of the price of a new-build home?
In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Arosa, that adds up to around 13.0%.
