About Coto Homes
A new-build apartment on the Costa del Sol for €285,000: that is getting rare, but Coto Homes offers it. According to the description the development has 50 homes in El Coto, a quiet urbanisation in Mijas that borders Fuengirola. The apartments have 1, 2 or 3 bedrooms, with a garage space and storage room. There are no sea views, and no beach within walking distance either. What you do get: a modern, energy-efficient home close to a fully fledged town.
The three homes in our data are all on the first floor and have energy rating A. The 1-bedroom apartment measures 67 m² with a 10 m² terrace and costs €285,000. For 2 bedrooms, 2 bathrooms and 106 m² with a 20 m² terrace you pay €365,000. The largest home has 3 bedrooms and 2 bathrooms over 139 m², with a 15 m² terrace, for €490,000. The sales description talks of generous terraces, but those figures are rather modest.
Where the development is generous is in the communal areas. There is a shared kitchen for residents and a social room for eating together or entertaining. The wellness area has indoor and outdoor gyms, a sauna and a relaxation room. There is also a communal pool, a barbecue area, a laundry room and a lift. The development is gated.

Location
El Coto lies in the eastern part of Mijas, on the border with Fuengirola, at around 61 metres above sea level. In practice it feels like a quiet edge of Fuengirola: residential streets, greenery and few tourists, but with all the amenities of a town close by. So you don't live on the coast, but you can get there quickly. If you winter here or want to live here all year, you have hospitals, schools and shops within a quarter of an hour. One thing to note: the description puts Fuengirola at around 5 km, whereas we measure the centre at 2.7 km by road.
What you notice day to day: Fuengirola centre is a 7-minute drive or a 33-minute walk. Los Boliches beach is 7 minutes by car or 39 minutes on foot. Aldi is a 4-minute drive or a 17-minute walk. St Anthony's College is 12 minutes away, Hospital Xanit 14 minutes. Málaga airport is 27 minutes away.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Coto Homes sits at around 61 metres above sea level.
None of the homes in our data has sea views. The orientation is not in the listings. Because all three are on the first floor, we check for each home how much sun the terrace gets and what has been built opposite.
Homes and finishes
The kitchen is fitted and supplied with hob, extractor hood and oven. Climate control comes from an Airzone system, with aerothermal heating. There is pre-installation for home automation, electric roller shutters in the bedrooms and a reinforced front door. The energy rating is A. Pre-installation means the home automation itself is not included, so budget for an extra cost if you want it. We request the building specification and check exactly what comes with the kitchen, because a fridge or dishwasher is not mentioned.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Coto Homes through Privé.

Why buy through Imagine Marbella?
With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.
- Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Coto Homes
Is Mijas a good place to live?
Mijas has three faces: the mountain village, the coast and the neighbourhoods that lean against Fuengirola. El Coto belongs to the last group: quiet living with Fuengirola's amenities a 7-minute drive away.
What is the difference between Mijas Pueblo and Mijas Costa?
Mijas Pueblo is the white village in the mountains, Mijas Costa the coastal strip and the neighbourhoods towards the sea. Coto Homes is in El Coto, on the Fuengirola side, so closer to the coast and town than to the village.
What does an apartment at Coto Homes cost with all costs included?
For the 1-bedroom apartment at €285,000, budget around €322,020, including 10% VAT, stamp duty, notary and lawyer. After that come the annual property tax and the owners' association fees.
When will Coto Homes be completed?
Completion is scheduled for October 2028. Until then you pay in instalments. We check that every payment is covered by a bank guarantee and that the completion date is in the contract.
Do I pay more if I buy Coto Homes through Imagine Marbella?
No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
What costs come on top of the price of a new-build home?
In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Coto Homes, that adds up to around 13.0%.
