About Laguna One

For €240,000 you get a new apartment on the Costa del Sol with a parking space, pool and gym, which puts Laguna One among the most affordable new builds in Mijas. The development has 116 apartments, all with one bedroom, in the Las Lagunas district between Fuengirola and Mijas. It is clearly aimed at first-time buyers, singles, retirees and investors looking for a compact home to let. You will need plenty of patience, though: completion is planned for December 2028.

Three homes in our data give a good picture. A first-floor apartment of 53 m² built with an 8 m² terrace costs €240,000. A ground-floor apartment of 54 m² with a 9 m² terrace costs €248,300. The fifth-floor penthouse has the same 54 m² indoors but a 96 m² terrace, and costs €355,000. Mind the difference between built and usable area: indoors you have 33 to 39 m² of real living space.

The layout is open plan: living room, kitchen and bedroom flow into one another, and the terrace works as an extension of the living space. At the heart of the complex is a pool with a tropical-style chill-out bar. There is also a barbecue area, a fully equipped gym and a coworking space, handy if you work remotely.

Laguna One in figures

At €4,598 per m², Laguna One sits 8% below the median for new builds in Mijas (€4,984, across 55 developments), but 24% above resale homes in the municipality (€3,717 per m², idealista, September 2026). If you buy the €240,000 apartment, you will pay around €271,180 in total: €24,000 VAT, €2,880 stamp duty, €1,400 notary and €2,900 lawyer. The most interesting figure is the penthouse: for €115,000 more than the entry-level apartment you get a 96 m² terrace, twelve times as much outdoor space. The biggest drawback is timing. Completion is 26 months after our last check, against a median of 14 months in Mijas.

Location

Las Lagunas is the urban heart of Mijas Costa, a district that has practically merged with Fuengirola. It has little of the holiday resort about it and everything of a place where people live all year round: schools, health centres, sports facilities and shopping centres are all close by. For a landlord that can be an advantage, as you are not reliant on summer tourists alone. The development sits on flat ground, around 3 metres above sea level.

A Mercadona is a 2-minute walk away, making everyday life without a car easy. Fuengirola town centre is 27 minutes on foot or 5 minutes by car. You can reach the beach at Playa del Castillo in a 5-minute drive or a 34-minute walk. St Anthony's College is a 7-minute drive away, Vithas Xanit International hospital 14 minutes. Málaga Airport and Marbella's old town are each around half an hour away.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Laguna One sits at around 3 metres above sea level.

Sea views are not confirmed for any home in our data, and orientation is not stated. The fifth-floor penthouse has the most open outlook; we check the sun on the terrace for each home.

Homes and finishes

Each apartment comes with a fitted kitchen with appliances, ducted air conditioning and its own parking space. The energy rating is B. The marketing text talks about natural materials and warm tones, without brands or technical details. With such a compact home, we focus on the practical side: how much storage there is, whether there is room for a washing machine and tumble dryer, and whether a storage room is included. No storage room is listed for any home in our data, so we will check.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Laguna One through Privé.

Who is Laguna One right for?

Laguna One suits investors looking for an affordable rental property, young buyers or singles moving to the Costa del Sol, and winter residents who want to do everything on foot. With one bedroom it is not suitable for families or for anyone who often has friends to stay. If you want to enjoy your home soon, you are better off looking at a development that completes earlier.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Frequently asked questions about Laguna One

How big are the apartments at Laguna One?

The apartments in our data measure 53 to 54 m² built. The usable interior is 33 to 39 m². The terraces are 8 or 9 m², except for the penthouse, which has a 96 m² terrace.

Is Laguna One a good investment?

The low entry price, a location in a neighbourhood that is lively all year round and the facilities all count in its favour. Do factor in the long wait until December 2028 and the competition from 116 similar apartments in the same complex.

What is the difference between Mijas Pueblo and Mijas Costa?

Mijas Pueblo is the historic white mountain village. Mijas Costa covers the coast and urban districts such as Las Lagunas, where Laguna One is located. Here you live close to Fuengirola, shops and schools.

When will Laguna One be completed?

Completion is planned for December 2028, around 26 months after our last check. We always request the bank guarantee on your stage payments and the payment schedule before you sign.

Do I pay more if I buy Laguna One through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Laguna One, that adds up to around 13.0%.
