About Laguna Nova

A new-build apartment on the Costa del Sol for just over €200,000, within walking distance of the shops: that kind of offer is becoming rare. Laguna Nova responds to exactly that demand. It is a small building with 29 apartments in Las Lagunas de Mijas, the busy residential district that borders Fuengirola. Prices in our data range from €213,000 for a one-bedroom ground-floor apartment to €429,000 for the penthouse.

The building has four floors and a lift. The mix is broad: ground-floor apartments with 1, 2 or 3 bedrooms, first-floor apartments with 1 or 2 bedrooms, and a penthouse with 2 bedrooms and 2 bathrooms on the fourth floor. That penthouse is the only home with a real terrace, 42 m² against 91 m² built. The other homes have a balcony or small terrace of 1 to 6 m². Every home comes with an underground parking space and its own storage room, both included.

Laguna Nova is not a resort. Our data shows no communal pool and no gym either. What you buy here is a town apartment in a residential district, with shops, schools and sports facilities nearby. The project is still off-plan: completion is set for July 2028 and there is no show home. All homes have an energy rating of B.

Location

Las Lagunas de Mijas is the most urban part of Mijas. The district lies on the low ground behind Fuengirola, around 17 metres above sea level, and over recent decades has grown into a lively neighbourhood of apartment blocks, shopping streets, schools and sports centres. It is a place where people live all year round, not a holiday park. If you are expecting the white mountain village of Mijas Pueblo, you will be disappointed: that sits higher up in the hills. Laguna Nova belongs to Mijas Costa, the coastal side of the municipality, and in everyday life feels more like an extension of Fuengirola.

Mercadona is 210 metres away, a 3-minute walk. Fuengirola town centre is a 26-minute walk or a 4-minute drive. Santa Amalia beach is a 5-minute drive or a 29-minute walk. St Anthony's College, an international school, is 8 minutes by car, and Xanit hospital 14. Málaga airport is a 26-minute drive, and Málaga city centre and Marbella's old town are both 30 minutes away.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:00 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Laguna Nova sits at around 17 metres above sea level.

Our data does not confirm sea or mountain views, nor the orientation of each home. At 17 metres up, between other buildings, we expect town views; for the penthouse on the fourth floor, we will check on site what you really see.

Homes and finishes

The interior finish follows the familiar recipe of recent new builds on the coast: large porcelain floor tiles, a fitted kitchen with quartz worktop and bathrooms with vanity unit, mirror and good-quality sanitaryware. On the technical side, the ducted air conditioning, solar panels for hot water, insulated window frames with thermal break and extra acoustic insulation all matter, especially in a busy district. For any off-plan project we always ask for the technical building specification, the bank guarantee for each payment and the exact appliance brands, so that the finishes list also ends up in the contract.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Laguna Nova through Privé.

Our honest verdict on Laguna Nova

Strengths

  • Entry price of €213,000 for a new build, well below the Mijas average.
  • Supermarket a 3-minute walk away and Fuengirola centre 26 minutes on foot.
  • A small building with 29 homes, so less bustle than in large complexes.
  • A parking space and storage room are included in the price of every home.
  • Penthouse with a 42 m² terrace if you still want to live outdoors.

Points to consider

  • No communal pool or garden confirmed in our data.
  • Most terraces are 1 to 6 m², too small to eat outside.
  • Completion not until July 2028: 21 months, against a median of 14 in Mijas.
  • Beach not within walking distance for most people: 29 minutes on foot.
  • 17% more expensive per m² than resale homes in Mijas.

Who is Laguna Nova right for?

Laguna Nova suits buyers who want an affordable base with all the shops and Fuengirola close by, and who don't need a car for day-to-day shopping. As a rental to people who work in the area, the formula also makes sense. If you are looking for a holiday feel with a pool, garden and a large sunny terrace, you won't find it here, except perhaps in the penthouse.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Laguna Nova

What is the difference between Mijas Pueblo and Mijas Costa?

Mijas Pueblo is the white village in the mountains, with narrow streets and views of the coast. Mijas Costa is the coastal part of the same municipality. Laguna Nova is in Las Lagunas, on the Mijas Costa side, right next to Fuengirola.

Does Laguna Nova have a pool?

Our data shows no communal pool and no private pool either. It is a small apartment building with a lift, underground parking and storage rooms. If you want a pool, we would be happy to look at comparable developments in Mijas with you.

What does the cheapest apartment in Laguna Nova cost including purchase costs?

The one-bedroom ground-floor apartment at €213,000 costs around €240,756 including VAT, stamp duty, notary and lawyer. That is 13% on top of the purchase price. A mortgage or insurance is not included.

How far is Málaga airport from Laguna Nova?

We measured 26 minutes by car to Málaga airport. If you often fly back and forth from home, that is a short trip, especially outside the summer rush hours.

Do I pay more if I buy Laguna Nova through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Laguna Nova, that adds up to around 13.0%.
