Where is Marbella building?

Marbella is largely built up, so new homes appear mainly on the last free plots and through knock-down rebuilds. In Nueva Andalucía, boutique complexes and villas are rising between the golf courses. East Marbella, with Los Altos de los Monteros, Santa Clara, Río Real and Elviria, offers sea-view complexes and more greenery. San Pedro de Alcántara has new projects around the boulevard and towards the beach, often at a lower price per m². On the Golden Mile and in Sierra Blanca it is about exclusive villas and small residences.

Buying off-plan safely

Off-plan purchases usually involve a reservation, then stage payments during construction and the balance on completion. Every advance payment must be covered by a bank guarantee or insurance policy in your name. Also check the building licence, the planned completion date, the specifications and the ten-year structural insurance.

A new build gives you modern layouts, large terraces, energy-efficient systems and low maintenance in the first years. On the other hand, you often wait one to two years and the best seafront locations are usually already built on. If you want to live centrally or within walking distance of the beach, a renovated resale home is often the smarter choice. If you want certainty about quality and little work, new build wins. A key-ready home in a recently completed project combines the best of both: new, but available straight away.
