About The Grove

If you want to live in Marbella and still do everything on foot, you soon end up in San Pedro de Alcántara. The Grove responds to exactly that. It is a large new development of 139 homes with 1 to 4 bedrooms, in a neighbourhood on the western side of Marbella that is changing fast. A supermarket and an international school are a 6-minute walk away, and the centre of San Pedro is about a kilometre away.

Our overview includes 4 homes, all on the first floor and with energy rating A. The entry-level apartment has 1 bedroom, 81 m² and a 19 m² terrace for €547,000. With 2 bedrooms and 124 m² you pay €734,000. For the 3-bedroom homes the price rises sharply: €1,545,000 for 154 m², or €1,458,250 for 202 m² with a 43 m² terrace and a private pool. Every home has a storage room and a laundry room.

The facilities are those of a hotel. There is a large outdoor pool, a heated indoor pool, a gym, a spa, a residents' lounge and landscaped gardens. On the roof there will be a lounge with a yoga area and a sky pool. There are also separate spaces for children. According to a trade publication, about half the development had already been sold, which says something about demand, but also about the choice that remains.

Location

San Pedro de Alcántara is a fully fledged district of Marbella, with its own centre, a promenade and a genuinely Spanish character. The Grove is in an area that has gained many new housing developments and infrastructure in recent years, surrounded by established residential neighbourhoods. Puerto Banús is a 5-minute drive away, Guadalmina golf course 6 minutes. It feels more urban and less like a resort than the golf estates further west.

Here you need the car much less. Carrefour Express and the international Laude school are a 6-minute walk away. You reach San Pedro beach in 24 minutes on foot, and a private hospital in 23 minutes on foot or 3 minutes by car. Puerto Banús is a 48-minute walk. Málaga Airport is a 50-minute drive, Gibraltar Airport 56.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. The Grove sits at around 22 metres above sea level.

The homes in our overview are not listed with sea views and are on the first floor. Other websites show units with sea views, presumably higher up in the building; we need to check that for each home.

Homes and finishes

The homes have energy rating A. The bedrooms get electric shutters, the air conditioning is ducted and aerothermal energy has been chosen for hot water and climate control. The front door is armoured, the bathrooms are delivered with vanity unit, mirror and shower screen, and the kitchen is fully equipped. The interiors use soft, natural tones. For an off-plan project, we mainly check the bank guarantee on your stage payments, the sound insulation in a large building and the planned service charges for the indoor pool and spa.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for The Grove through Privé.

Our honest verdict on The Grove

Strengths

  • Supermarket and international school a 6-minute walk away.
  • San Pedro beach a 24-minute walk away, Puerto Banús a 5-minute drive.
  • Hotel-style facilities with indoor pool, spa and sky pool, usable in winter too.
  • Energy rating A and aerothermal energy.
  • Price per m² in line with new builds in Marbella.

Points to consider

  • Completion not until June 2029, a wait of more than 2.5 years.
  • Small terraces: 18% of the living area on average.
  • Large complex of 139 homes, so less privacy and more bustle.
  • Big price jump to 3 bedrooms, not always logical per m².
  • Homes in our overview have no sea views.

Who is The Grove right for?

The Grove suits buyers who want an urban lifestyle, with schools, shops and the beach within walking distance. Families with children at an international school and year-round Marbella residents will get the most out of it. If you are looking for lots of outdoor space, sea views or a quiet, small-scale complex, or want to move in within a year, other developments are a better fit.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about The Grove

Is San Pedro de Alcántara part of Marbella?

Yes. San Pedro de Alcántara is a district of the municipality of Marbella, west of Puerto Banús. It has its own centre and promenade, and the same municipal services as Marbella.

When will The Grove be completed?

Completion is scheduled for June 2029. So you are buying off-plan and making stage payments during construction. We check that every payment is covered by a bank guarantee.

How much is the cheapest apartment at The Grove?

The 1-bedroom, 81 m² apartment costs €547,000. With VAT, stamp duty, notary and lawyer's fees, you come to around €618,164.

Are there new builds for sale in Marbella under €600,000?

Yes, but supply is limited. At €547,000 for 1 bedroom, The Grove falls within that bracket. We are happy to compare it with other developments in San Pedro and Marbella.

Do I pay more if I buy The Grove through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in The Grove, that adds up to around 13.0%.
