What is Serenity Hills?

Serenity Hills is a new residential resort in Elviria, one of the most sought-after residential areas on the eastern side of Marbella. The development comprises 113 townhouses, designed around three things: light, privacy and everyday wellbeing. The homes sit higher up the hillside and look out over the sea and the mountains. The architecture is refined and contemporary, with plenty of glass and generous terraces that blur the line between indoors and out.

What makes Serenity Hills special is the way it combines a home of your own with the facilities of a five-star resort. You live in a spacious townhouse with a lift and terraces, and simply stroll to the pool, the spa or the gym without ever leaving the community.

The homes

Each home is spread over four floors, linked by a private lift with glass doors. On the living level you'll find an open-plan kitchen with Siemens appliances (other ranges are available), a guest WC and a spacious living and dining room with large windows that open straight onto the terrace and garden. The master suite has its own bathroom, a dressing room and a private terrace. Two further bedrooms with fitted wardrobes share a full bathroom, finished in modern, neutral tones.

The terraces are large enough for an outdoor kitchen with barbecue, a dining area and a lounge area, and a jacuzzi is available as an option. Every home has two private parking spaces, a storage room, a laundry room and its own entrance. Underfloor heating and air conditioning keep you comfortable all year round, and you can tailor the home to your own taste with a range of options.

Wellness and sport at the resort

The communal facilities are exceptionally generous. There is a heated semi-Olympic outdoor pool, a heated indoor pool and a fully equipped gym with a yoga and Pilates studio. To unwind, you have a sauna, a hammam and a hydrotherapy area with ice baths. Outside, you'll find five sports and wellness zones, spaces for yoga and calisthenics, and an outdoor bar with Balinese beds set among the landscaped gardens. The resort has security day and night.

Prices and payment in October 2026

As of 26 October 2026, the homes at Serenity Hills are listed with us from €850,000 to €1,450,000, with 345 to 350 m² built, of which 189 m² is interior space, plus 76 to 79 m² of terraces. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The payment schedule set out in the sales sheet is: €10,000 on reservation, 30% on signing the purchase contract, 20% during construction and 50% on completion. We'll send you the completion date and the available home types on request.

The location: Elviria

Elviria lies on the eastern side of Marbella, about ten minutes from the town centre. The area is popular with families and international residents for its wide sandy beaches, beach clubs, the small shopping centre with restaurants and the green, pine-covered hills. Schools, supermarkets and sports clubs are close by, and the Santa Clara, Río Real and Cabopino golf courses are a short drive away.

The A-7 and AP-7 get you to Marbella, Puerto Banús or Fuengirola in no time, and Málaga airport is about half an hour away. That makes Elviria ideal both as a permanent home and as a second residence.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
