What is Noura Villas?

Noura Villas is a boutique development of three detached villas in Lomas del Virrey, a hillside residential area just above the Golden Mile, between Marbella town centre and Puerto Banús. Each villa has its own name: Villa Moon, Villa Sky and Villa Sun. As of 26 October 2026, Villa Moon and Villa Sky are on our books; we'll gladly confirm Villa Sun’s availability on request.

The architecture is sleek and contemporary, with plenty of glass, light façades and terraces that seem to flow straight into the garden. According to the project description, it’s all about a seamless transition between indoors and outdoors: large sliding windows open the living areas onto the terraces, the garden and the pool. Each villa is topped by a roof garden with pergolas and provision for a barbecue, with views of the sea and the Sierra Blanca mountains.

Every villa has five en-suite bedrooms with walk-in wardrobes, a lift beside the central staircase, underfloor heating, a fireplace and a fully equipped kitchen with an island and a separate utility room. The villas are finished in high-quality materials and are also available fully furnished as an option.

Villa Moon and Villa Sky: the difference

Villa Moon

Villa Moon is the largest of the three, with more than 1,200 m² of built area over three floors, on a plot of 1,197 m². On the ground floor you'll find a bright entrance hall, an open-plan living and dining area with a bio-ethanol fireplace, the kitchen with island and laundry room, and a guest suite with its own terrace and access to the pool. Upstairs are the master suite and two further bedrooms, each with a bathroom, walk-in wardrobe and terrace. The lower ground floor is designed for relaxing and entertaining: a private garage, a gym, a wine cellar, a lounge and full guest facilities. A jacuzzi is planned for the roof. Villa Sky

Villa Sky sits on a plot of 1,191 m² and is built over four levels, connected by a lift and staircase, with 575 m² of built area and 479 m² of terraces. The ground floor opens onto a south-facing terrace, with a flowing living, dining and kitchen area and a guest suite with direct access to the terrace. Upstairs is the master suite with a dressing room and its own outdoor space, plus two bedrooms with bathrooms and walk-in wardrobes. The lower ground floor has a lounge with a bar, a wine cellar and a fifth bedroom with a bathroom, set around a central patio that brings in daylight and fresh air. Asking price: €6,690,000.

Prices and costs in October 2026

On 26 October 2026, asking prices at Noura Villas range from €6.69 million to €6.79 million. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The villas are being sold off-plan. The payment schedule in the sales sheet is: €50,000 on reservation, 20% on signing the purchase contract, 40% during construction and 40% on completion at the notary. We're happy to confirm the completion date on request.

The location: Lomas del Virrey on the Golden Mile

Lomas del Virrey is one of the most sought-after residential areas of the Golden Mile, the stretch of coast between Marbella town centre and Puerto Banús that is also home to Puente Romano, the Marbella Club Hotel and the seafront promenade. The neighbourhood sits slightly higher up the hill, away from the traffic on the coastal road, with villas set in green surroundings and open views towards the sea. You’re just minutes from the beach and the beach clubs, and Marbella’s old town and Puerto Banús are only a short drive away.

For families, the location is very practical: there are international schools in Nueva Andalucía, Marbella and San Pedro, and golf courses such as Las Brisas, Los Naranjos and Aloha are a fifteen-minute drive away. Buying off-plan: how it works

When you buy a villa off-plan, you first sign a reservation agreement, then a purchase contract, and you pay in stages during construction. Under Spanish law, stage payments on a new build must be secured with a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the construction schedule.
