What is Villa Ernira?

Villa Ernira is a stunning new luxury villa on a 1,550 m² private plot in Altos de Puente Romano, an exclusive villa community on Marbella's Golden Mile. The community is gated and just a few minutes from Puerto Banús and the beach. A majestic entrance with a water feature welcomes you, while large windows let daylight flood in throughout, creating a seamless flow between the interior and the green surroundings.

Layout

The wide entrance hall leads into a spacious, light-filled living and dining room with an open fireplace and a practical luxury kitchen with high-end finishes. From the living area you step out onto a large, partly covered terrace with several lounge and seating areas, including a fire pit by the pool. Outside you will also find a bar, an outdoor kitchen, a 70 m² heated saltwater pool and a lush garden.

The villa has seven large bedrooms, all en suite, including a studio. Three bedrooms are on the lower ground floor, with windows to the outside and natural light; one bedroom is on the ground floor and three are on the first floor. One of these is a spacious master suite with a dressing room and a large bathroom with both a bath and a shower. A lift connects every level, from the basement up to the solarium, where you have several areas to sit, dine and sunbathe. Underfloor heating, air conditioning, a sauna, home automation and a storage room complete the comfort.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline. We carry out these legal check together with an independent lawyer, and we guide you from the first viewing right through to the handover of the keys, in your own language.
