About Aloha Forest

Two low-rise buildings, sixteen homes in the first phase and a golf course as your back garden: that is the quickest way to sum up Aloha Forest. The development is in Aloha, the green part of Nueva Andalucía between Puerto Banús and the mountains. We have three homes listed, with prices from €1,237,792 to €2,248,942. Completion is planned for December 2026, so the structural work is well advanced.

The three homes show clearly how the buildings are conceived. On the first floor you buy a 2-bedroom apartment of 133 m² with a 34 m² terrace. On the ground floor you get more indoor space: 171 m² with a 36 m² terrace and a garden that, according to the sales documents, you can have landscaped to your own taste. At the top is the 3-bedroom penthouse, with 132 m² inside and a 154 m² terrace with its own rooftop pool. All homes have a B energy rating and at least one parking space.

Around the buildings there will be an outdoor pool with jacuzzi and Mediterranean gardens, a heated indoor pool with gym and spa, a coworking space with lounge and a concierge. Please note: some agents place the gym, spa and indoor pool in a later second phase. We check this discrepancy in writing before you sign, because it determines what you can actually use in December 2026.

Aloha Forest in figures

Aloha Forest is not cheap, and you can see that straight away in the price per m². The median is €9,307, or 34% above the median for new builds in Marbella (€6,948) and 56% above resale homes (€5,967). With VAT, stamp duty, notary and lawyer, the €1,237,792 entry-level apartment costs around €1,398,825, roughly 13% extra. The jump to the penthouse is big: €1,011,000 more for one extra bedroom, but you are mainly paying for a 154 m² terrace and a private pool. That pushes the penthouse's price per indoor m² up to €17,037. On the plus side: with completion in about 2 months, you are close to the 3-month average for new builds in the municipality.

Location

Aloha is the part of Nueva Andalucía that grew up around the golf club of the same name, a little above the bustle of Puerto Banús. The development sits at around 62 metres above sea level, among villas and smaller developments, with La Concha in the background. Here you live among golfers and families with children at international schools. You do not hear the coastal traffic, yet the marina, restaurants and shops are just a few minutes' drive away. If you want to live in Nueva Andalucía without being in a tourist block, this is one of the quieter corners.

Aloha College is an 8-minute walk away, handy for families. For shopping you drive 3 minutes to Mercadona, or walk there in 17 minutes. Puerto Banús is 7 minutes by car and Levante beach 6 minutes. Allow 15 minutes to Marbella's old town, 10 minutes to the hospital and 51 minutes to Málaga airport.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:01 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Aloha Forest sits at around 62 metres above sea level.

The sales documents mention views of La Concha and the sea, but none of the three homes on our list is recorded with sea views. We check, floor by floor, what you really see from the terrace.

Homes and finishes

The specifications are more detailed than average. Floors in 90 by 90 cm Palancar natural stone, bathrooms in the same stone, ceiling-height doors in lacquered oak and an iroko front door with a smart lock. Black aluminium windows with thermal break, up to 2.50 metres high. Heating via aerothermal underfloor heating, ducted air conditioning with a thermostat in each room, a Sonos system in the living room and covered terrace, and a kitchen with Miele appliances. At completion, we compare the finishes against these specifications, because the document allows materials to be replaced with equivalent ones.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Aloha Forest through Privé.

  • Aloha College an 8-minute walk away, a big plus for families with school-age children.
  • Penthouse with a 154 m² terrace and its own rooftop pool.
  • Detailed specifications with natural stone, Miele and aerothermal underfloor heating.

Points to consider

  • Price per m² is 34% above the new-build median in Marbella.
  • Sources disagree on whether the gym, spa and indoor pool will only come in phase 2.
  • A second phase may still bring construction traffic and noise after your completion.

  • Other portals show lower starting prices and different floor areas from our list.

Who is Aloha Forest right for?

Aloha Forest suits buyers looking for a turnkey apartment with high-end finishes in a quiet golf neighbourhood, with a school and Puerto Banús nearby. Families whose children attend Aloha College have a practical advantage here. It is also a good fit if you want to move in within a few months. If you are looking for front-line sea views, lots of square metres per euro or a beach within walking distance, you will get more for your budget elsewhere in Marbella.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Aloha Forest

When will Aloha Forest be completed?

The first phase is planned for December 2026. A second phase is expected to start shortly afterwards. After the €30,000 reservation, the schedule has you pay 30% and 20% during construction and the final 50% at the deed signing, each time plus VAT.

What is the best area of Marbella to buy a new build?

That depends on the life you want there. Nueva Andalucía, and Aloha in particular, is popular with golfers and families thanks to its golf clubs and international schools. If you want everything on foot and by the sea, the town centre or the Golden Mile is a better choice.

Does the Aloha Forest penthouse have its own pool?

Yes. The 3-bedroom penthouse has a 154 m² terrace with a private rooftop pool and two parking spaces. The price is €2,248,942.

Why do Aloha Forest prices differ between websites?

Some portals quote a starting price of around €1,035,000, while our cheapest home is listed at €1,237,792. This usually concerns units already sold or older price lists. We check current availability before you plan a viewing.

Do I pay more if I buy Aloha Forest through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Aloha Forest, that adds up to around 13.0%.
