Is Altos de los Monteros right for you?

Ideal if you

  • want breakfast with a view over the sea and coastline every morning
  • are looking for a modern apartment or penthouse in a quiet complex
  • play golf: three courses lie at the foot of the hill
  • like having the hospital close at hand

Less suitable if you

  • want to live without a car: the streets are steep and shops are down the hill (Elviria may suit you better)
  • want the beach genuinely within walking distance (Los Monteros or Bahía de Marbella make more sense)
  • want a villa on a flat plot with a big garden (look at Hacienda Las Chapas)

Living in Altos de los Monteros

Altos de los Monteros climbs the hills north of the A-7, above Hospital Costa del Sol and the golf courses of East Marbella. For a long time these slopes were farmland and hunting ground, dotted with cork oaks and olive trees. Building only started towards the end of the last century, and at low density. That is why the area feels spacious and green, even though more people live here than you might think.

Most homes are apartments and penthouses in gated complexes with gardens and pools, plus townhouses and villas higher up. There are also recent new-build projects with two to four bedrooms. What almost every home shares is the view: across the Bay of Marbella and, on clear days, as far as Gibraltar and the African coast.

Golf and everyday life

Río Real, Santa Clara and Marbella Golf lie at the foot of the hill. The last of these is set to become a golf resort with Spain's first Waldorf Astoria hotel, with opening planned for 2029. Los Monteros beach and the La Cabane and Trocadero Arena beach clubs are about five minutes away by car.

Hospital Costa del Sol sits right below the area. For schools you drive about ten minutes to the English International College or Colegio Alborán. Marbella town is roughly ten minutes away, Málaga airport about 45. Behind the estate the countryside begins, with hiking and mountain-bike trails heading into the hills.

What to check

Look closely at orientation and elevation: not every complex has open views, and some lower streets hear the A-7 traffic. Ask about community fees, which can be higher in complexes with extensive gardens and pools. Idealista recorded €5,610 per m² for the Río Real-Los Monteros zone in September 2026, a useful benchmark for hillside listings.

Who buys here? A mix of families living in Marbella all year and Northern Europeans looking for a second home with a view. If you are thinking of holiday lets, first check that the complex bylaws allow it and that the property can be registered with the Junta de Andalucía.
