About Albatros XIV

Four bedrooms for €530,000 in Marbella: you rarely see that in a new build, and it explains why Albatros XIV mainly attracts families and practical buyers. The building stands in the young, still growing part of Nueva Andalucía, between San Pedro Alcántara and Puerto Banús. The apartments were completed in December 2025 and are key-ready. The choice ranges from two to four bedrooms, with prices between €420,000 and €590,000.

There are currently six homes available. On the ground floor you will find two bedrooms with 99 m² for €420,000 and three bedrooms with 100 m² for €460,000. On the first floor there is a three-bedroom apartment of 90 m² (€465,000), a two-bedroom of 86 m² (€475,000) and the largest type: four bedrooms, 121 m² and a 17 m² terrace for €530,000. At the top, on the fifth floor, is a two-bedroom penthouse with 63 m² inside and a 97 m² terrace, for €590,000.

Community life happens on the roof. That is where you find the pool with a chill-out area and views of the sea and mountains. A gym and spacious communal areas on the ground floor complete the picture. Albatros XIV follows on from an earlier building, Albatros XV, with the same architecture and a striking pointed corner. According to one property portal, XIV has 102 homes.

Albatros XIV in figures

With a median of €4,883 per m², Albatros XIV is 30% cheaper than new builds in Marbella (€6,948) and 18% cheaper than resale homes (€5,967). Only five of the 36 developments are cheaper per m². The bedroom ladder is friendly: from €420,000 for two to €460,000 for three and €530,000 for four, an average of €55,000 per extra bedroom. The drawback is outdoor space: the median terrace is only 10% of the living area, among the lowest in Marbella. The penthouse is the exception, with a 97 m² terrace. Location

This part of Nueva Andalucía is not a golf valley full of villas, but a new residential neighbourhood with schools, sports fields, parks and shops. You are on the western side, towards San Pedro, at just 31 metres above sea level. It feels more like an ordinary town neighbourhood than a resort, and that is exactly its strength: life here does not stop out of season. The Sierra Blanca mountains form the backdrop, with the coast in front of you.

By car you are at Magna Marbella Golf in 5 minutes and in San Pedro town centre or at the international hospital in 6 minutes. Puerto Banús and the Playas del Duque beach are both 8 minutes away. Mercadona is 26 minutes on foot. Allow 53 minutes to Málaga airport.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Albatros XIV sits at around 31 metres above sea level.

Sea views from the homes themselves are not confirmed in our data. The rooftop pool does have views of the sea and mountains. For the fifth-floor penthouse, we check on site what you can see from the terrace.

Homes and finishes

The description mainly highlights the building: six-person lifts with telescopic doors, a video intercom operated from inside the home and individual letterboxes in the entrance hall. The homes have air conditioning and energy rating B, and are sold unfurnished. The sister building XV has ducted air conditioning with a heat pump, aerothermal energy and laminate floors, but we will have it confirmed whether XIV is identical. We also check whether parking and storage are included in the price: at XV they are sold separately.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Albatros XIV through Privé.

Our honest verdict on Albatros XIV

Strengths

  • Four bedrooms for €530,000: rarely this low for a new build in Marbella.
  • 30% below the median price per m² for new builds in the municipality.
  • Key-ready since December 2025: no waiting.
  • Rooftop pool with sea and mountain views, plus a gym.
  • Schools, shops and sport in the neighbourhood; Puerto Banús 8 minutes away.

Points to consider

  • Very small terraces: 5 to 17 m² on the standard apartments.
  • The penthouse costs €9,365 per m² of interior space for just 63 m².
  • No confirmed sea views from the homes themselves.
  • A large building with many residents, less privacy than a small development.
  • Parking and storage may not be included; have this confirmed for each home.

Who is Albatros XIV right for?

Albatros XIV is a good choice for families who want to live in Marbella on a limited budget and need three or four bedrooms, and for anyone who wants to live year-round in a lively neighbourhood. It can also work as a rental investment in an area with schools. If you want to live outdoors on a terrace of your own or are after a quiet holiday feel, you will find less of that here.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert.
