Last updated: 20 October 2026
About Dunique Marbella
Building by the sea is now permitted almost nowhere in Marbella, and that explains Dunique's price tag. The complex stands on one of the last available coastal plots in Las Chapas, east of the centre. Between the homes and the water lies a protected dune area that acts as a natural buffer. The development comprises 96 homes: apartments and semi-detached villas. We have one home listed, a three-bedroom ground floor home for €5,200,000.
This home is spacious: 416 m² built, of which 293 m² usable, with a 141 m² terrace and an 88 m² plot. There are 3 bathrooms and two parking spaces, and it is listed with sea views. Other portals describe it as a ground floor duplex with a basement level. According to those sources, every home in the development gets its own pool; our unit data does not show this for this home. We check it against the plans beforehand.
The most striking part of Dunique is the social club at the highest point of the site. It will house a full spa, a 200 m² gym, a coworking space, an outdoor area for yoga and meditation and its own pool. Further down the site are two more outdoor pools set in landscaped gardens. Thanks to the gentle slope, the communal areas look out over the dunes to the sea.

Dunique Marbella in figures
Dunique is among the most expensive new developments in Marbella. The price of €12,500 per m² is 80% above the median for new builds in the municipality (€6,948) and more than double that of resale homes (€5,967, a difference of 109%). Even so, a third of the developments in Marbella are more expensive per m². Here you are mainly paying for the frontline location. With VAT, stamp duty, notary and lawyer, you arrive at around €5,876,500, 13% on top of the price. The outdoor space is solid: a 141 m² terrace plus land. Completion is planned for December 2026, in about 2 months.

Planned completion December 2026. For half of the new developments in Marbella, completion is within 3 months.

Location
Las Chapas is the coastal strip east of Marbella, characterised by villas, low-rise complexes and pine trees. It is quieter and more natural than the west of town, with wide beaches and beach clubs that come alive mainly in summer. The development sits around 6 metres above sea level, just behind the dunes. There is no village centre round the corner, but everything you need is a few minutes' drive away, and Marbella town centre is closer than Puerto Banús.
According to the project data, the beach is 20 metres away. The measured walking route to El Alicate beach along the public road takes 16 minutes; we are checking what direct access through the dunes will be provided. Carrefour Market is a 15-minute walk or 3-minute drive. Hospital Costa del Sol is 6 minutes away, Marbella old town 12 minutes, Puerto Banús 17 minutes and Málaga airport 44 minutes.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:01 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Dunique Marbella sits at around 6 metres above sea level.
This home is listed with sea views. Another source mentions a south to east-facing orientation. As it is a ground floor home, we check whether the dune vegetation restricts the view.
Homes and finishes
Other portals mention underfloor heating, air conditioning, solar panels, home automation, porcelain floors, a fully fitted kitchen and pre-installation for electric car charging in a closed garage. The energy rating in our data is B. As we have not received a specification document ourselves, we request the quality specifications and the building permit. For a home this close to the sea, we pay extra attention to basement waterproofing, protection against salt and the warranty on exterior joinery.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Dunique Marbella through Privé.

Who is Dunique Marbella right for?
Dunique suits buyers who truly want to live by the sea and are prepared to pay for it, with resort-style amenities within the gates. For anyone who spends a lot of time in Marbella and wants a gym, spa and workspace without leaving the estate, it is a strong choice. If you are looking for a small-scale residence, a sharp price per m² or the Puerto Banús lifestyle, you are better off looking elsewhere.
Why buy through Imagine Marbella?
With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.
- Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
- Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
- Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
- Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.
