What is Tempo?

Tempo is a boutique new development in Altos de los Monteros, one of the established residential areas in the east of Marbella. It comprises 16 homes, designed for those who want peace, space and sea views while staying close to everything Marbella has to offer. With so few homes, the development feels more like a private neighbourhood than a large complex.

As of 27 October 2026, the project is on the market. Construction has not yet started and no completion date has been set. That is typical of a first sales phase: you choose early, get the best pick of the homes and can often still have a say in the finishes.

The homes

The homes have 3 or 4 bedrooms and 198 to 295 m² of built area, plenty of space for a family or for having guests to stay regularly. The range includes ground-floor and upper-floor apartments plus a duplex penthouse at the top, arranged across a stepped building set into the hillside. As a result, almost every home has a generous terrace with sea views, from around 53 m² for the ground-floor homes to 156 m² for the penthouse. Each home has an open-plan living area with kitchen of 53 to 63 m², a main bedroom with dressing room and a separate utility room.

Most of the homes also have their own private pool on the terrace, something you rarely see in a development of this size. There are personalisation options too, so you can tailor the finishes to your own style. Every home comes with three garage spaces and a storage room, a real advantage in Marbella, where parking is often scarce in the older neighbourhoods. Amenities

The community has a heated indoor-outdoor pool, so you can swim all year round. There is also a gym, a social room for owners, landscaped communal gardens and video surveillance. With just 16 homes, the community fees per home stay reasonably manageable, although the exact amounts will only be finalised by the owners' community.

Prices and payment in October 2026

As of 27 October 2026, homes at Tempo are priced from €955,000 to €1,675,000 excluding VAT. The 3-bedroom homes (198 to 208 m²) cost €955,000 or €1,075,000, and the 4-bedroom homes (250 to 295 m²) €1,565,000 or €1,675,000. Including 10% VAT, that comes to €1,050,500 to €1,842,500. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and lawyer's fees. On buying costs you can work out the total for your own situation.

The payment schedule depends on the construction stage. For a development that hasn't been built yet, you usually pay a reservation deposit, then a portion on signing the purchase contract and stage payments during construction, with the largest part due on completion at the notary. The location: Altos de los Monteros

Altos de los Monteros lies in the east of Marbella, on the hillside above the sea. It is a quiet, green, residential neighbourhood with views over the Mediterranean and the mountains. The beach, golf courses, restaurants and shops are a short drive away, and Marbella town centre and the old town are easy to reach. Málaga airport is about 45 minutes by car.

Being east of the centre, you are away from the bustle of the Golden Mile yet still close to everything. Many owners in this area live here all year round, which keeps the neighbourhood lively outside the season too.

Distances from Altos de los Monteros

Altos de los Monteros is a residential hillside neighbourhood without a high street, so for most things you will take the car. The motorway is close by. Allow around fifteen minutes to Los Monteros beach, 11 minutes to the nearest supermarket, 12 minutes to Río Real golf course and to Hospital Costa del Sol, 17 minutes to Marbella's old town, 22 minutes to Puerto Banús and 48 minutes to Málaga airport.

The Costa del Sol has one of the mildest climates in Europe, with plenty of sunshine and gentle winters. In summer you live outdoors, around the pool and on the terraces. We'll plan everything around your trip, even at short notice. Beforehand, we'll send you a breakdown of the purchase costs so you arrive well prepared.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline. We carry out these legal check together with an independent lawyer, and we guide you in your own language, from the first viewing right through to handing over the keys.
