What is Solara?

Solara is two new villas in Altos de los Monteros, a hillside area on Marbella’s eastern edge, surrounded by nature. Both villas are sold off-plan as a fully finished project: the price includes the plot, the building licence, the architect's plans and the construction of the villa right through to the final finishes. So there's no need to buy land yourself, find an architect or oversee a builder.

The architecture is contemporary, with clean lines, open-plan living spaces and floor-to-ceiling windows. The elevated position gives you plenty of privacy and open views of up to 180 degrees across the Mediterranean and the green hills of Altos de los Monteros. Each villa will have an infinity pool, large terraces and a landscaped private garden.

Solara I and Solara II

Solara II

Solara II stands on a 1,006 m² plot, with a total built area of 881 m² and around 350 m² of terraces. The villa has five bedrooms, eight bathrooms and parking for four cars. It’s part of a gated community of seven villas with round-the-clock security. Completion is planned for spring 2028.

Solara I

Solara I stands on a 983 m² plot, with 687 m² built and around 200 m² of terraces. It’s a six-bedroom villa with nine bathrooms and parking for several cars, along with spacious living areas, large terraces, a private garden and an infinity pool.

Prices and costs in October 2026

As of 2 November 2026, the two villas’ prices in our listings range from €4,200,000 to €4,800,000. With a new build you usually pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. As of buying costs to work out the total. We’ll calculate the exact taxes and costs for each villa for you. We’ll agree the payment schedule with you based on the project documentation, and we can send you the technical specifications, the list of finishes and the options for tailoring the villa to your taste on request.

The location: Altos de los Monteros

Altos de los Monteros lies in the hills east of Marbella town centre, above the coastal area of Los Monteros. It’s a green, peaceful residential area of detached villas, with plenty of trees and little traffic, yet you’re only a short drive from the coast. The beaches of Los Monteros and Río Real, the Río Real golf course and the centre of Marbella are all around ten minutes away by car.

For everyday shopping, restaurants and schools, you drive into Marbella or head east towards Elviria and Las Chapas. Málaga airport is around 35 to 40 minutes away via the AP-7, which makes Altos de los Monteros a convenient choice if you travel often.

Why buy turnkey?

Building a villa in Marbella can take years: finding a plot, choosing an architect, applying for the licence, overseeing the builder. At Solara, that work has already been done. The design is fixed, the building licence comes with the purchase and you receive a villa that is fully finished on completion. Within the scope of the project you can still choose your finishes, so the villa truly feels like your own. According to the project description, Solara II is keenly priced compared with the price per m² in the area.

Living on the hillside: peace and views

A hillside villa gives you something that is rare on the coast: peace and quiet, fresh air and a view no one can take away from you. Many families in Altos de los Monteros have chosen to live here for exactly that reason, with nature as their back garden. Yet you're only a few minutes from the coast and the AP-7, so beaches, restaurants and schools are always close by.

With a hillside villa, orientation and views make all the difference. At Solara, the villa’s are designed to face the sea views, and their elevated position gives you privacy. A gated community with security, as at Solara II, offers extra peace of mind, especially if you don't live here all year round. It's also worth asking about the community of owners fees, security and the upkeep of the garden and pool, so you have a clear picture of your annual costs. Buying off-plan: how it works

With an off-plan villa, you first sign a reservation contract, then a purchase contract, and you pay in stages during construction. Under Spanish law, deposits on new builds must be protected by a bank guarantee or insurance policy. Always have this checked, along with the building licence and the construction schedule.
