About Nikki Living

Nikki Living works differently from an ordinary residential development. You buy a home outright, but the project is set up as a small hotel environment with a restaurant, spa, concierge and cleaning service. When you are not staying there yourself, a professional manager can let the home for you. Here that concept is called flex living. The development lies in Nueva Andalucía, the golf valley behind Puerto Banús, and completion is planned for December 2027.

The range is broad. There are apartments with one, two or three bedrooms, on one or two floors, and larger homes with up to six bedrooms spread over four levels. Our current listings run from a compact 46 m² one-bedroom apartment to a 683 m² six-bedroom townhouse. In between are a two-bedroom penthouse with a 148 m² terrace, a three-bedroom apartment with its own pool, and a four-bedroom townhouse of 327 m².

What you get in the communal areas is more like a resort than a residence. There is a wellness centre with spa, both an indoor and an outdoor pool, a gym, coworking spaces and a restaurant on site. On top of that come services such as 24-hour security and concierge and a laundry and housekeeping service. For buyers who want a second home without having to deal with keys, cleaning and tenants themselves, that is the main reason to buy here.

Nikki Living in figures

The median of €3,440 per m² looks spectacularly low: 50 per cent below other new builds in Marbella and 42 per cent below resale homes. No project in our comparison is cheaper per m². Still, you should read that figure with caution. The spread is huge: from €1,903 per m² for the six-bedroom townhouse to €10,326 per m² for the 46 m² apartment. Those extremes suggest floor areas that have probably been calculated differently, and we check them for each home. What is certain: the €475,000 entry-level home comes to about €536,700 after taxes and purchase costs. Each extra bedroom costs an average of €165,000. Outdoor space averages 23 per cent of the living area, on the low side.

Location

Nueva Andalucía is the residential area that climbs the hills from Puerto Banús, around a series of golf courses. Nikki Living sits at around 117 metres, so above the bustle of the marina but far enough from the coast to feel truly residential. The area is a mix of villas, apartment complexes and golf clubs, with restaurants and shops spread across the valley. The Las Brisas, Aloha and Los Naranjos golf courses are in the same valley, which is also a selling point for tenants.

By car you are 7 minutes from Mercadona and 6 minutes from Aloha College, an international school. Puerto Banús is 12 minutes away, San Pedro centre 14 minutes. For the beach, Playa de Levante, allow an 11-minute drive. HC Marbella International Hospital is 13 minutes away. Málaga airport is about 55 minutes away, a little further than the 30 kilometres the brochure suggests.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7.01am on 21 June and sets at 9.41pm, giving 14.7 hours of daylight. On 21 December that falls to 9.7 hours, with the midday sun 30° above the horizon. Nikki Living sits at around 117 metres above sea level.

According to the project data, every home in our listings has sea views. From 117 metres up you look across the golf valley towards the coast; how far that view reaches from a ground-floor home is something we check unit by unit.

Homes and finishes

The technical specification is concrete. Every home gets an armoured front door, thermally broken aluminium frames and laminated safety glass with double glazing and solar protection. The kitchen is fitted with Siemens appliances. Air conditioning is fully installed and a home automation system can be operated via a touchscreen or your smartphone. Some homes have a private pool or jacuzzi, and every home gets at least one space in the covered garage. Above all, we check the management contract: its duration, the commission, how many weeks you may use the home yourself and what you are obliged to make available for letting.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance on completion at the notary. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Nikki Living through Privé.

Our honest verdict on Nikki Living

Strengths

  • Letting and management are arranged, without you having to find an agency yourself
  • Hotel facilities such as a restaurant, spa, concierge and housekeeping on site
  • Broad range: from a one-bedroom apartment to a six-bedroom home
  • Puerto Banús a 12-minute drive and Aloha College 6 minutes
  • Clear technical specification with home automation, Siemens appliances and an armoured door

Points to consider

  • Prices per m² range from €1,903 to €10,326; the floor areas need checking
  • Yields quoted in the marketing are promises, not guarantees; we review the management contract with you
  • Completion not until December 2027, so more than a year of stage payments without use
  • Outdoor space averages only 23 per cent of the living area
  • The beach is an 11-minute drive away, not within walking distance

Who is Nikki Living right for?

Nikki Living is designed for buyers who want to own a home in Marbella but will not use it all year round and would rather outsource the letting entirely. It also suits those who often come alone or as a couple and appreciate hotel-style service. If you want complete freedom over your home, without a manager's rules, or you are looking for lots of garden and terrace, a classic development is a better fit.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Nikki Living

What does flex living mean at Nikki Living?

You own the home and use it whenever you like. During the periods when you are not there, a professional manager can let it. The exact terms are set out in the management contract, which we always go through with you before you sign.

When will Nikki Living be completed?

Completion is planned for December 2027. Until then you pay in instalments according to the payment schedule. Before you commit, we request the bank guarantee on your advance payments and the status of the building licence.

What does the cheapest home at Nikki Living cost?

The one-bedroom apartment costs €475,000. All in, so including VAT and the deed and lawyer's costs, you pay about €536,700. Also allow for the annual service charges of a development like this with a restaurant, spa and concierge.

Is Nueva Andalucía a good area to live in?

It is one of Marbella's most popular areas for anyone who wants to combine golf, peace and quiet and the proximity of Puerto Banús. You do need a car there. For a family with school-age children, being close to Aloha College is a plus.

Do I pay more if I buy Nikki Living through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, on a new build you pay 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Nikki Living, that adds up to around 13.0%.
