Who is it for?

Is El Rosario right for you?

Ideal if you

  • are moving with children and want schools a few minutes away
  • want a villa with garden and pool in a genuine residential area
  • play tennis or padel and want a sports club as your social hub
  • want to renovate an older villa on a fine plot

Less suitable if you

  • want to live without a car: the upper part especially is steep (look at Elviria)
  • want a new, low-maintenance apartment with resort facilities (Santa Clara or Altos de los Monteros suit better)
  • want Puerto Banús glamour on a daily basis (it is a twenty-minute drive from here)

Living in El Rosario

El Rosario lies between Los Monteros and Elviria, mostly north of the A-7. To the west it borders Marbella Golf, to the north the toll motorway. The upper part climbs the hills with views over sea, golf course and mountains. The lower part joins Las Chapas and runs towards the beach. The area was laid out in the 1960s and 1970s with large plots and low density.

Today it is a fully fledged residential area, not a holiday park. Spanish families, Northern Europeans and international families live here all year round. Most homes are detached villas of every age: older houses in need of renovation, fully modernised homes and new villas built where an old house was demolished. Townhouses and apartments are mostly found in the lower part, towards Las Chapas.

Schools, sport and amenities

Few areas on the coast have so many schools within walking or cycling distance. Colegio Alborán is in El Rosario itself, and the English International College, with a British curriculum for pupils aged 3 to 18, sits on the edge of the neighbourhood. The bilingual Colegio Las Chapas is close too. The Royal Tennis Club Marbella is a fixture for tennis, padel and a drink after the match.

For daily shopping there is a local centre with a supermarket, bakery and cafés, and larger supermarkets a few minutes away along the old coast road. Hospital Costa del Sol is about five minutes away. Golfers can choose between Marbella Golf, Santa Clara, Río Real, Santa María and Greenlife, all within ten minutes.

Beach and surroundings

The beach is on the other side of the A-7, with dunes, beach bars and a few beach clubs. From the lower part you can walk; from upper El Rosario you will usually drive. The beach clubs of Elviria are five to ten minutes away. On the hill behind the neighbourhood the countryside begins, with trails heading into the mountains.

Prices and points to watch

Idealista recorded an average asking price of €5,446 per m² in the Las Chapas-El Rosario zone in September 2026, 5.6% higher than a year earlier. Many buyers see opportunities in older villas on large plots. If you go that route, have the permits for past extensions, the roof and plumbing, and the access on steep driveways checked. We are happy to help.
