What is Blume?

Blume is a boutique project of just three villas in Cortijo Blanco, an established residential area between Puerto Banús and San Pedro de Alcántara. The project is aimed at buyers who want the best of both worlds: a quiet street of villas and gardens, yet within walking distance of the beach, the promenade, beach clubs and restaurants.

The architecture is elegant and timeless, with spacious open-plan living areas and large windows that flood the villas with light. According to the project description, the developer works with leading international brands: a Bulthaup designer kitchen with Miele appliances, Technal aluminium window frames and a Lutron home automation system. Underfloor heating, an integrated sound system and a smart security system with alarm all come as standard. Solar panels and a charging point for your electric car are included.

Layout and outdoor living

Each villa has four bedrooms and four and a half bathrooms, set over three floors with a lift and a basement level. The built area ranges from 762 to 843 m², with 648 to 717 m² of interior space and 87 to 129 m² of terraces. The plots measure 858 to 1,201 m².

Outside, everything revolves around the 60 m² swimming pool, with a covered pool bar and a landscaped garden. As an option, you can have a rooftop solarium finished with a plunge pool and a pergola, looking out to sea. The description also includes an outdoor kitchen, a fire pit, a cinema room and a laundry room. This is a villa made for outdoor living, from breakfast on the terrace to an evening by the fire.

Prices and payment in October 2026

As of 26 October 2026, the Blume villas are listed with us from €4,490,000 to €4,890,000. With a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can see how the total adds up.

According to the terms of sale, all amounts you pay in advance are guaranteed by an insurance company. Once you sign the purchase contract, you pay part of the price spread over 15 monthly instalments, with the balance due on completion. We'll send you the full payment schedule and the completion date on request.

The location: Cortijo Blanco

Cortijo Blanco lies on the western side of the Marbella municipality, between Puerto Banús and San Pedro de Alcántara. It is one of the few seaside neighbourhoods where you can still live on a quiet villa street, with the beach within walking distance. The name comes from the old white farmhouse that once stood here.

According to the project description, you can drive to the Guadalmina golf course in about 6 minutes, to San Pedro beach in 8 minutes, to the Puerto Banús marina and the Marbella Club Golf Resort in 10 minutes, and to Marbella's old town in 12 minutes. Schools are close by too: Colegio San Pedro is 6 minutes away, Swans International School 12 minutes and The English International College 14 minutes. Málaga airport is about 45 minutes away.

The centre of San Pedro de Alcántara with its promenade, markets and restaurants, is just around the corner. That makes Blume a good fit if you want to live here all year round, not just in the summer.

Buying off-plan: how it works

With a new build, you usually sign a reservation first, then a purchase contract with a deposit, and you pay the balance at the notary.
