About Lomas Villas

Lomas Villas is a small collection of four detached villas in Lomas de Marbella Club, a gated and guarded residential area just north of the Golden Mile. Construction is finished: completion took place in July 2024 and the villa we currently offer is key-ready. So you are not buying a plan on paper but a house you can visit, with a show home on site. That makes the decision far more tangible than with most new builds in Marbella.

The villa has three floors and a roof terrace. The main floor is one large living space with an open kitchen built around a bespoke island. Upstairs are three bedrooms, each with its own bathroom and dressing room; the largest opens onto a generous terrace. The lower ground floor holds three more guest bedrooms, a laundry room, a utility room and a garage for three cars, with a lift running straight up to the kitchen. On paper that is 647 m² built, of which 528 m² usable, on a 1,441 m² plot.

Outside, everything revolves around the heated saltwater pool with covered and open terraces totalling 284 m². The architecture blends classic and modern elements, and the villas face south. If you have children or frequent house guests, you will appreciate the separation between the bedrooms upstairs and the guest suites downstairs: everyone has their own corner. For a buyer who wants privacy without living far from town, that is the essence of this project.

Lomas Villas in figures

At €9,892 per m², this villa sits 42 per cent above the median of the 36 new developments we track in Marbella (€6,948) and 66 per cent above the average cost of resale homes in the municipality (€5,967). Of those developments, 29 are cheaper per m². On top of the €6,400,000 asking price comes 10 per cent VAT, or €640,000, plus stamp duty, notary and lawyer. In total, count on around €7,232,600, roughly 13 per cent extra. The outdoor space amounts to 44 per cent of the built area, which is average for a villa: here you are mainly paying for interior space, plot and address. Because the villa was already completed in July 2024, you carry no construction risk, unlike most projects in this price range.

Location

Lomas de Marbella Club lies on a gentle slope, at around 48 metres above sea level, between the Golden Mile and the hills behind it. The area is gated, guarded and green, with wide avenues and mostly large villas on generous plots. Life here is quiet, yet the coast road and the motorway are close by. That means you can be at the sea or in the restaurants of the Golden Mile within minutes, without noticing the traffic in your own street. In practice, though, you will drive to shops and schools.

Playa del Ancón is 3 minutes by car or around 21 minutes on foot. The nearest supermarket, an ALDI, is a 4-minute drive away. You can reach Swans International School in 5 minutes, Puerto Banús in 8 minutes and Marbella old town in 10 minutes. For medical care, Hospital Recoletas Salud Marbella is 7 minutes away. Málaga airport is around 45 minutes away and Gibraltar 62 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:01 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Lomas Villas sits at around 48 metres above sea level.

The project data does not confirm sea views for this villa, although the sales description mentions views of the pool and the sea from the main bedroom. The villas face south. We will check with you on site what you can actually see from the roof terrace.

Homes and finishes

The finishes match the standard you would expect in this area: marble and parquet floors, underfloor heating including in the bathrooms, central heating, air conditioning and a fireplace. There is double glazing, fitted wardrobes, a jacuzzi, home automation and an alarm system. The garden has automatic irrigation. Because the villa is already completed, we can check everything in working order with you rather than relying on a specification sheet. Among other things, we check the energy certificate (rating B), the first occupation licence, the pool equipment and the condition of the terraces and roof terrace after the first summers.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Lomas Villas through Privé.

Our honest verdict on Lomas Villas

Strengths

  • Completed since July 2024: no construction risk and you can actually visit the villa
  • Gated, guarded area close to the Golden Mile, with Puerto Banús 8 minutes away
  • Generous 1,441 m² plot with heated private saltwater pool

Points to consider

  • At €9,892 per m² you pay 66 per cent more than for resale homes in Marbella

  • Another agent shows this 647 m² villa as sold; we check availability first
  • Sea views are not confirmed in the project data, despite what the sales brochure suggests
  • Count on around 13 per cent costs on top of the price, about €7,232,600 in total

Who is Lomas Villas right for?

Lomas Villas suits families and buyers who often have guests and want a finished villa in a guarded area close to Marbella and Puerto Banús. It is a house for long stays, not a purchase you justify with a low price per m². If you want to move in straight away without waiting out a construction period, this project scores highly. If sea views are a must or you are looking for a villa under five million, you are better off looking elsewhere.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Frequently asked questions about Lomas Villas

Has Lomas Villas already been completed?

Yes. Completion took place in July 2024 and the villa we offer is key-ready. There is also a show home. So you can sign and get the keys quickly, once we have checked the licences and title deed.

What does a villa at Lomas Villas cost with all taxes?

The asking price is €6,400,000. Add 10 per cent VAT (€640,000), stamp duty and the notary and lawyer fees, and the bill comes to around €7,232,600. That is roughly 13 per cent extra, excluding any financing costs.

Where do the wealthy live in Marbella?

Lomas de Marbella Club is often named among the most expensive residential areas in Marbella. Our figures confirm it: this villa costs €9,892 per m², against a median of €6,948 for new builds in the municipality. During a visit we are happy to compare a few areas side by side.

How many cars can you park at a villa in Lomas Villas?

The garage on the lower ground floor holds three cars. The project data lists five parking spaces in total, so there is room on the plot as well. From the garage, the lift takes you straight to the kitchen.

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
