About Be Aloha

No plans, no renders, no waiting: Be Aloha is finished. The development in the hills of Nueva Andalucía was completed in July 2025 and there is a show flat, so here you judge what you are buying rather than what is promised. The project has 70 apartments with 2 and 3 bedrooms plus a few penthouses. Our list still has three 2-bedroom homes, between €470,000 and €540,000.

The three available homes are each on a different floor. The ground floor is the cheapest: 104 m² with a 51 m² terrace for €470,000. On the first floor you pay €540,000 for 113 m² and a 39 m² terrace. The penthouse on the second floor stands out: 105 m², a 64 m² terrace and access to a solarium, for €500,000. That is less than the apartment below it, which we are still having confirmed. All three have 2 bathrooms, an underground parking space, a storage room and a B energy rating.

The gardens are tropically landscaped, with two pools, sunbathing areas and lounges. Inside you will find a gym, a spa and a wellness area. The estate is gated and has 24-hour security, maintenance services and an underground garage. With 70 homes it is a lively development, more a small community than a private residence. For letting or a second home, that is often an advantage.

Be Aloha in figures

Be Aloha is one of the cheapest new developments in Marbella: at €4,762 per m² it is 31% below the new-build median (€6,948) and even 20% below resale homes (€5,967). Only 5% of developments in the municipality are cheaper per m². With VAT, stamp duty, notary and lawyer, the €470,000 ground-floor apartment costs around €531,140. Because the home is key-ready, you pay that amount in one go at the deed signing rather than in instalments. The outdoor space is solid: up to a 64 m² terrace with the penthouse, and more outdoor space per m² than well over half of the new builds in Marbella.

Location

Be Aloha sits higher up in Nueva Andalucía, at around 122 metres, in the part where the area climbs towards the mountains. It is a residential zone of developments and villas, quieter than the flat stretch near Puerto Banús. Golf courses define the landscape, and the valley's international schools are within a few kilometres. You do not live in the thick of the action here, but you are there quickly by car. It is a place for anyone who wants peace in the evening and drives to the coast during the day.

You cannot manage here without a car. Mercadona is a 9-minute drive, Los Naranjos Golf 7 minutes and Aloha College 8 minutes. You reach Puerto Banús in 13 minutes and Levante beach in 12 minutes. Allow 15 minutes to the hospital, 21 minutes to Marbella's old town and 57 minutes to Málaga airport.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:01 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Be Aloha sits at around 122 metres above sea level.

None of the three homes is recorded with sea views in our data, while some portals promise panoramic views of the sea and mountains. Because the building is already there, we can simply go and check the view from each terrace.

Homes and finishes

We have not received a specification document on the exact finishes; the sales material speaks of carefully chosen materials, open-plan layouts and large terraces. The advantage of a completed development is that you can check this yourself. On a viewing, we inspect the show flat and the unit for sale separately: windows and seals, air conditioning, signs of damp on terraces, the condition of the communal areas after more than a year of use and the level of the community fees. We also request the first occupation licence and the minutes of the owners' association.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Be Aloha through Privé.

Who is Be Aloha right for?

Be Aloha is interesting if you want to enjoy or let your home straight away and are looking for an entry-level price in a well-known Marbella neighbourhood. Couples and small families with a car will find a quiet base here with plenty of communal facilities. If you want to live by the sea, do everything on foot or prefer a small residence with few neighbours, this development is less suitable.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?
