What is Nara Marbella?

Nara Marbella is a boutique development of modern villas in Valdeolletas, a quiet residential area on the edge of Marbella's town centre. The project pairs contemporary design with a practical location: you're five minutes from the centre and the La Cañada shopping centre, and the AP-7 is close by. One villa is fully finished and ready to move into; the other villas are under construction.

The villas are built with Porcelanosa materials and have three floors plus a roof terrace, all connected by a Thyssenkrupp lift. Large windows, underfloor heating, air conditioning and home automation keep you comfortable in every season. Each villa is surrounded by a private garden with a pool and a waterfall.

The layout

On the ground floor you'll find a bright living and dining area with an open-plan kitchen and a guest toilet, opening onto the terrace, garden and pool. The first floor has three spacious bedrooms, including the master suite with a dressing room and en-suite bathroom. The lower ground floor offers a multipurpose room, an additional bedroom with its own bathroom and access to a private garage for two cars. The roof terrace has a toilet, provision for an outdoor kitchen and panoramic views of the sea and the mountains.

The villas in our portfolio have 4 bathrooms and 446 to 504 m² built, of which 379 to 428 m² is interior space, plus 249 m² of terraces. Depending on the villa, you have four or five bedrooms: the multipurpose room on the lower ground floor easily works as an extra bedroom.

Prices and payment in October 2026

As of 26 October 2026, the Nara Marbella villas in our portfolio are priced from €1,890,000 to €1,990,000. That makes Nara one of the few new build villas close to Marbella town centre under €2 million. With a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs .

For the villas under construction, the payment schedule on the sales sheet is: €10,000 on reservation, 30% on signing the purchase contract, 20% during construction and 50% on completion. The location: Valdeolletas

Valdeolletas is a residential area just above Marbella town centre. It's a neighbourhood where people live all year round: you have schools, supermarkets, pharmacies, medical centres and a padel club nearby. La Cañada shopping centre and the centre of Marbella with its old town, the Alameda and the seafront promenade are about five minutes’ drive away. Golf courses and beaches are also within easy reach.

Because Valdeolletas sits slightly higher up, many villas enjoy sea and mountain views from the roof, as Nara does. Quick access to the AP-7 makes it easy to drive to Puerto Banús, Estepona or Málaga airport, which you can reach in about 45 minutes.

Why Nara Marbella?

If you're looking for a new villa in Marbella, you'll often find prices well above €3 million in the best-known villa areas. Nara offers an alternative: a brand-new villa with a lift, pool, garage and roof terrace, in a neighbourhood where everything is within walking distance or a short drive. Buying off-plan or ready to move into

With a villa under construction, you pay in stages. Under Spanish law, deposits on a new build must be secured with a bank guarantee or insurance policy. Always have this checked, along with the building licence and the schedule. With the finished villa, you check the first occupancy licence (licencia de primera ocupación).
