About Breeze

Of the 34 homes at Breeze, the vast majority have already sold. What remains are four homes, which we set side by side here honestly: a 2-bedroom apartment for €690,000, two 3-bedroom homes for €890,000 and a penthouse for €1,490,000. All four are listed with sea views. The development is in Guadalmina Alta, just above San Pedro de Alcántara, right next to the Guadalmina golf course.

The most interesting price difference is between the two homes at €890,000. On the first floor you get 125 m² with a 34 m² terrace. On the ground floor you pay the same for 200 m² built, 152 m² usable, 3 bathrooms and a 36 m² terrace. Per m², that makes it the cheapest home in the development. The entry-level apartment is compact: 103 m² with a 15 m² terrace. The penthouse has 155 m², a 130 m² terrace and two parking spaces.

The development is fully fenced, with round-the-clock CCTV and a concierge. Pools and gardens surround the buildings, and inside there is a gym and a co-working space. The homes look out over the Guadalmina fairways, with the sea in the distance. With 34 homes it remains a manageable community, large enough for good facilities and small enough to know your neighbours.

Location

Guadalmina Alta is the part of Guadalmina on the mountain side of the coast road, around the oldest golf club on this coast. It is a quiet, green residential area with villas, low-rise developments and plenty of trees, at around 19 metres above sea level. San Pedro de Alcántara is right next door: a real town with a renovated promenade, tapas bars and schools. Here you live among golfers and families who stay all year round, not among holiday blocks.

On foot you reach Lidl in 11 minutes and the centre of San Pedro in 16 minutes. San Pedro beach is a 29-minute walk or a 6-minute drive. Calpe School is 5 minutes away by car, the hospital 7 minutes. Puerto Banús is 9 minutes away, Marbella's old town 18 minutes and Málaga airport 54 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 07:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December that falls to 9.7 hours, with the midday sun 30° above the horizon. Breeze sits about 19 metres above sea level.

All four available homes are listed with sea views. Another source also mentions views of the golf course and the mountains, with a south-west orientation; we check this on the plan for each home.

Homes and finishes

According to the available sources, the homes come with underfloor heating, air conditioning, an aerothermal system for hot water and solar panels. The windows are double glazed with electric shutters. Kitchens are fully fitted with high-end appliances, and there are built-in wardrobes, a utility room and a video intercom. The energy rating is B. As the development is nearly finished, we request the specification list during a viewing and check the finish of the unit itself, including any snagging points.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation fee, a portion on signing the purchase contract and during construction, and the balance on signing the deeds. Every payment made before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Breeze through Imagine Privé.

Our honest verdict on Breeze

Strengths

  • Sea views confirmed for all four available homes.
  • San Pedro centre and Lidl within walking distance.
  • Ground-floor home of 200 m² at €4,450 per m².
  • Completion in December 2026, so within a few months.
  • On the Guadalmina golf course, with concierge and CCTV.

Points to consider

  • Almost sold out: you choose from just four homes.
  • Small terraces on the apartments, sometimes only 15 m².
  • Beach not really walkable: a 29-minute walk.
  • Penthouse listed elsewhere at €1,450,000, with us at €1,490,000.
  • Energy rating B, while many recent developments achieve A.

Who is Breeze right for?

Breeze suits buyers who want to live in a real residential neighbourhood, with the town, a supermarket and golf within walking distance and the sea in view. It also works well as a permanent home for families, with schools nearby. If you want plenty of outdoor space, the ground-floor home or the penthouse is your best bet. If you want to live on the beach or choose from many units, this development is not the right match.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Breeze

How many homes at Breeze are still available?

We still have four of the 34 homes listed: one 2-bedroom apartment, two 3-bedroom homes and a penthouse. According to other agents, the rest are sold or reserved.

When will Breeze be completed?

Completion is planned for December 2026. According to another agent, you pay €10,000 on reservation, 30% on signing the contract and 50% on completion. We are checking how the balance is split.

What is the nicest area of Marbella to live in all year round?

If you want to live here all year, you will often look for a place with village life. Guadalmina and San Pedro score well on that: schools, shops and a promenade close by, yet still quiet. Breeze is a 16-minute walk from the centre of San Pedro.

How far is the beach from Breeze?

San Pedro beach is a 6-minute drive or a 29-minute walk. Puerto Banús is 9 minutes away by car.

Do I pay more if I buy in Breeze through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Breeze, that comes to around 13.0% in total.
