About Quintessence

At Quintessence, it is all about the terrace. No other development we follow in Marbella offers so much outdoor space in proportion: in the penthouses, the terrace is larger than the home itself. The development is in Altos de Los Monteros, on a green hill on the east side of town, and according to one portal has 96 apartments with two or three bedrooms. Every home we offer looks out to sea. One ground-floor apartment is already key-ready; the other homes will be completed in December 2026.

The offer consists of three types. On the ground floor there are apartments with a garden, which the sales information says also have a private pool. On the first floor you will find classic two-bedroom apartments with a 46 m² terrace. The penthouses are the showpiece: 98 m² with two bedrooms and a 159 m² terrace, or 125 m² with three bedrooms and a 179 m² terrace. On top is a solarium where you can later have a pool built.

The communal facilities are extensive too. There are three outdoor pools with a bar, a spa with an indoor pool, sauna and Turkish bath, two gyms and two social clubs with a co-working space. The development is fenced, with day and night security and a video entry system at the entrance. Every home comes with a space in the underground car park.

Quintessence in figures

The median of €7,533 per m² is 8 percent above other new builds in Marbella and 26 percent above resale homes. In return you get outdoor space: on average 96 percent of the living area, more than 97 percent of the developments in our comparison. If you count the terrace, the price per m² is a good deal less steep than it looks. The cheapest home, the key-ready ground-floor apartment at €575,000, comes to around €649,800 with taxes and costs. A third bedroom is expensive here: the three-bedroom penthouse costs €1,050,000, or €475,000 more than the two-bedroom entry-level home. Also note: one portal lists a built area of 121.86 m² for a €620,000 home, where our data says 93 m².

Location

Quintessence stands at around 127 metres, in Altos de Los Monteros, amid the greenery north of the motorway. The area looks out over the Río Real golf course and the Los Monteros coastline. It is a zone of recent developments and villas, with no high street or village centre, but with the town a quarter of an hour's drive away. Living here means choosing views and space, and accepting that almost every trip is by car.

ALDI is a 10-minute drive away. The Río Real golf course is 12 minutes by car or 43 minutes on foot. Allow 12 minutes to Hospital Universitario Costa del Sol and 15 minutes to Playa de Los Monteros. The old town is a 17-minute drive and Puerto Banús 22; for Málaga airport, allow around 48 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 07:01 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December that falls to 9.7 hours, with the midday sun 30° above the horizon. Quintessence sits about 127 metres above sea level.

According to the project details, all homes we offer look out to sea. One agent mentions south-west facing terraces, which means afternoon sun and sunsets; we confirm this on the plan for each home.

Homes and finishes

According to the project details, the homes have large windows onto the terraces, air conditioning with heating and a jacuzzi. The energy rating is B. In the penthouses, the solarium is prepared for an optional pool, but this is not included in the price. For the key-ready home we check the licence of first occupation, whether the terrace is watertight and whether the installations work. For the homes still under construction, we request the bank guarantees and the final floor areas, given the differences between sources.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation fee, a portion on signing the purchase contract and during construction, and the balance on signing the deeds. Every payment made before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Quintessence through Imagine Privé.

Our honest verdict on Quintessence

Strengths

  • Exceptional outdoor space: penthouse terraces of 159 and 179 m²
  • Sea views from every home we offer
  • Ground-floor apartment already key-ready, with no construction risk
  • Spa with indoor pool, two gyms and three outdoor pools
  • Penthouse solarium with the option of a private pool

Points to consider

  • A third bedroom costs €475,000 more here than the two-bedroom entry-level home
  • Sources give different floor areas; the price per m² depends on what you count
  • Completion dates have slipped: one agent quoted Q1 2025, now December 2026 for most homes
  • With 96 apartments, you share the facilities with many neighbours
  • The beach is a 15-minute drive away

Who is Quintessence right for?

Quintessence is made for buyers who want to live outdoors: long breakfasts on the terrace, sunbathing on the solarium, evenings at the table with friends and a view of the sea. A couple without children will get the most out of the two-bedroom penthouses. If you need plenty of indoor space for a family, you pay relatively a lot for that extra room here and would do well to look at Origin on the same hill too.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Quintessence

Has Quintessence in Marbella already been completed?

Partly. One ground-floor apartment in our offer was completed in December 2025 and is key-ready. The other homes are scheduled for December 2026. We monitor construction progress right up to the handover of the keys.

How big are the penthouse terraces at Quintessence?

The two-bedroom penthouse has a 159 m² terrace with 98 m² of indoor space, the three-bedroom penthouse 179 m² with 125 m². On top of that comes a solarium where you can later have a pool built.

What does an apartment at Quintessence cost including costs?

The entry-level home costs €575,000. After 10 percent VAT, stamp duty, notary fees and legal advice, the total is around €649,800. Community fees in a development with a spa and three pools are higher than average; we request them in advance.

What is the best area of Marbella for sea views?

For a new build with sea views, the hillside area of Altos de Los Monteros is interesting because it sits higher than the coast. Quintessence is at 127 metres there. You do, however, trade proximity to the beach and the town centre for views and peace.

Do I pay more if I buy in Quintessence through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Quintessence, that comes to around 13.0% in total.
