What is Sotomar by the Sea?

Sotomar by the Sea is a new development of detached luxury villas in Cortijo Blanco, one of the most sought-after seaside residential areas in the municipality of Marbella. The villas sit on a quiet street, a short walk from the beach, and combine contemporary architecture with an abundance of light and space.

What sets Sotomar apart is the sense of space inside. According to the project description, the villas have impressive double-height ceilings that make the living areas feel open and bright. The villas face east and south-east, so the morning sun streams in and you can sit sheltered on the terrace in the late afternoon. Layout and comfort

The villas have four or five bedrooms and four or five bathrooms, with 488 to 527 m² built, of which 415 to 447 m² is interior space, plus 92 to 96 m² of terraces. Plots range from 752 to 889 m². A private lift connects every floor, from the underground garage up to the rooftop solarium. Underfloor heating, hot and cold air conditioning, home automation, built-in wardrobes and a fully equipped open-plan kitchen all come as standard. Every bedroom has its own en suite bathroom.

Cortijo Blanco sits right by the sea between Puerto Banús and San Pedro de Alcántara. It’s an established neighbourhood of villas and gardens, where you can be on the beach in a few minutes and walk or cycle along the promenade to beach clubs and restaurants. The marina at Puerto Banús is about ten minutes’ drive away, and the centre of San Pedro, with its markets and terrace cafés, is even closer.

Golfers are spoilt for choice: Guadalmina, Los Naranjos, Las Brisas and Aloha are all a short drive away, as are the courses of Benahavís. You’ll find international schools in San Pedro, Nueva Andalucía and Marbella. Málaga airport is around 45 minutes away, and Gibraltar airport about an hour.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or insurance policy. Always have this checked, along with the building licence and the construction schedule.
