What is Virrey?

Virrey is a boutique development of three contemporary villas in Marbella, close to the sea. The villas stand out for their forward-thinking architecture, generous layouts and finishes of the very highest standard. They were designed in close collaboration between the developer and the architecture practice ER Arquitectos, resulting in three homes that each look like a work of art.

What makes Virrey special: the villas are handed over fully furnished and equipped with the latest technology. So rather than buying an empty shell, you're buying a villa that's ready to move into, furnished down to the finest detail. That saves you months of searching, choosing and coordinating.

Architecture and layout

The villas are spread over several levels, connected by a lift. Floor-to-ceiling windows flood the rooms with light and bring the views indoors. Each villa has an open-plan designer kitchen that flows into the living and dining area, panoramic terraces, a private pool, an outdoor jacuzzi and a landscaped garden. Up on the roof is a chill-out area where you can enjoy views of the sea and the mountains, at their most beautiful at sunset.

Each villa has five bedrooms, all with their own bathroom, plus a utility room. The total built area, including the basement spaces and the garage, ranges from 1,044 to 1,132 m². The terraces measure around 80 m² and the plots 575 to 656 m². The underground garage has room for several cars.

Prices and payment in October 2026

There are currently no Virrey Villas properties in our listings, so ask us for the latest price list and availability. With a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The payment schedule in the sales sheet is: € 50,000 on reservation, 20% on signing the purchase contract, 40% during construction and 40% on completion. We're happy to send you the completion date and the interior design proposals on request.

Delivered furnished: what does that mean?

With most new builds you get a villa with a kitchen and bathrooms, but no furniture, lighting or soft furnishings. Having to furnish it yourself often costs you months, especially if you don't live in Spain. At Virrey that work has been done for you: the villa is furnished with pieces and finishes that suit the architecture. You arrive with your suitcase and you're home. It's ideal if you're looking for a second home or want to use or let the villa straight away.

The villas are in Marbella, close to the sea, with the beach and the promenade within easy reach. Marbella town centre, with its old town, restaurants and shops, is a short drive away, as is the Golden Mile and Puerto Banús. You'll find golf courses, international schools and sports clubs nearby, and Málaga airport is around 45 minutes away. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
