In Marbella an apartment almost always comes within a development with gardens, a pool and often a concierge. If you want to do everything on foot, look at Marbella town centre and the marina area, with the old town, beach and restaurants all within walking distance. The Golden Mile and Puerto Banús offer prestige and frontline beaches, at the highest prices. Nueva Andalucía is the golf valley, with large terraces and many newer complexes, popular with families thanks to Aloha College. To the east, Elviria, Cabopino and Los Monteros offer calm, dunes and more greenery.
San Pedro de Alcántara is a genuine Spanish town with a new boulevard and seafront promenade, and feels less touristy. For a penthouse with sea views, it pays to search the hillsides of Sierra Blanca, Nagüeles or Los Altos de los Monteros.
Across our listings, apartments and penthouses in Marbella have an average (median) price of €5,940 per m² (November 2026).
Prices vary considerably: you pay the most on the Golden Mile and in Nueva Andalucía, while San Pedro, Elviria and Cabopino give you noticeably more space for your money. New builds are mainly found in Nueva Andalucía, Marbella East and San Pedro, with modern layouts and large terraces. Resale apartments tend to be more central and closer to the beach.
When buying, check the community fees and what they cover, the orientation of the terrace, whether the parking space and storage are included in the nota simple, and whether holiday letting is permitted in the building. A tourist rental licence is compulsory in Andalusia and not every community allows it.
Frontline apartments are found on the Golden Mile, in Puerto Banús, in town along the Paseo Marítimo, in San Pedro and to the east around Cabopino, Artola and Los Monteros.
Rental demand is strong all year, but short lets require a tourist licence and the community must allow them. Long lets are simpler and steadier. We are happy to look at the yield building by building with you.
