What is Alcalá?

Prices and payment in October 2026

As of 26 October 2026, we have the two Alcalá villas on offer at €9.75 million and €11.5 million. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

For the villa nearing completion, the payment schedule is 30% on signing the purchase contract, 10% during construction and 60% on handover of the keys. For the turnkey villa, you usually pay the full amount at the notary after the reservation.

The location: the Golf Valley

Nueva Andalucía is the leafy residential area between Puerto Banús and the mountains, surrounded by some of the finest golf courses in southern Europe: Las Brisas, Los Naranjos, Aloha and La Quinta. After the reservation, you have the title deeds, the first occupation licence (licencia de primera ocupación) and any charges on the property checked, and then you sign the deed before the notary. After that, you receive the keys. As the villa is furnished, you can move in straight away. We plan everything together with your lawyer, so you don't miss a thing.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
