About Sira Homes

A private pool with an apartment is the exception rather than the rule on this coast. At Sira Homes every home gets one, including the upper-floor bungalows. According to the project information, the complex in Elviria, on the eastern side of Marbella, has 21 homes. We currently have three in our listings, with 2 or 3 bedrooms and prices between €870,000 and €1,295,000. Completion is scheduled for March 2027, so in about five months.

The entry-level option is a 2-bedroom, 2-bathroom upper-floor home: 155 m² built, 119 m² usable and a 99 m² terrace, for €870,000. For €1,070,000 you get a 3-bedroom upper-floor home with 190 m² usable, a 131 m² terrace and, on top of that, a 96 m² solarium. The 3-bedroom ground-floor version costs €1,295,000 and has 174 m² usable, a 36 m² terrace and its own 172 m² plot. Notably, the upper-floor home with solarium offers more outdoor space for less money than the ground-floor one.

The complex is designed around wellbeing. Lit footpaths and gardens with native plants run between the buildings, some façades get green walls, and a bridge leads to a separate wellness area with gym, outdoor fitness, dry sauna and hammam. Every home has its own parking space and secure access. There is a lift for the upper-floor homes.

Sira Homes in figures

Here you pay a median of €5,613 per square metre. That is 19% below the median for new builds in Marbella (€6,948) and even 6% below resale homes (€5,967), which is striking for a development with private pools. The outdoor space scores well too: for the median home it is 64% of the indoor area, more than in 89% of new builds in the municipality. Going from 2 to 3 bedrooms costs €200,000. If you buy the €870,000 entry-level home, allow €983,140 with VAT (€87,000), stamp duty (€10,440), notary (€5,200) and lawyer (€10,500), about 13% on top of the price.

Location

Sira Homes is in the green inland part of Elviria, at around 59 metres above sea level and some 2.5 km from the coast. The surroundings are mainly villas and low-rise complexes among the pine trees. It is a residential area, not a tourist strip: in the evening it is quiet. On the coastal side of Elviria you will find the beach clubs, restaurants and a small shopping centre. The international schools of eastern Marbella are nearby, and golfers have several courses within a few kilometres. Marbella town centre and Puerto Banús are a drive away, not a walk.

Here the car is your best friend. You reach Artola beach in a 5-minute drive; on foot it is 40 minutes. Carrefour Market is 5 minutes away by car. The nearest golf driving range is a 2-minute drive or a 19-minute walk. You reach Colegio Alborán in 7 minutes and Hospital Costa del Sol in 9 minutes. It is 16 minutes to Marbella's old town, 21 minutes to Puerto Banús and 44 minutes to Málaga airport.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:01 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Sira Homes sits at around 59 metres above sea level.

Sea views are not confirmed for the three homes in our listings and the orientation has not been given. The complex is set among greenery and villas, so expect views of gardens and trees instead. For each home we check how the sun moves across the terrace and solarium.

Homes and finishes

The homes get underfloor heating and ducted air conditioning, both powered by an aerothermal system. Two solar panels are provided per home. Inside there are porcelain tiles, outside glass balustrades, and the windows run from floor to ceiling. The kitchen is fully fitted with integrated appliances, and there will be a home automation system. The promotional text mentions energy rating A and a BREEAM Very Good certificate, while our unit data shows rating B. We have that confirmed in writing, along with the bank guarantee on your deposits and the specification.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Sira Homes through Privé.

Our honest verdict on Sira Homes

Strengths

  • Every home has its own saltwater pool, including the upper-floor bungalows.
  • Price per m² is 19% below the new-build median in Marbella.
  • The 3-bedroom upper-floor home has a 131 m² terrace plus a 96 m² solarium.
  • Completion as early as March 2027, so only a short wait.
  • Wellness area with hammam, sauna and outdoor fitness, connected by a bridge.

Points to consider

  • Beach and supermarket are not within walking distance; a car is a must.
  • No sea views confirmed for the homes currently available.
  • Energy rating: the promotional text says A, our unit data says B.
  • Another agent shows smaller floor areas and different prices per unit; we always compare with the official plan.
  • Puerto Banús and western Marbella are more than a 20-minute drive away.

Who is Sira Homes right for?

Sira Homes suits buyers who want the privacy of their own pool without the price and upkeep of a villa. Think of a couple looking for a second home in the peace of Elviria, or a family driving to an international school nearby. If you want to walk to the sea every day, expect sea views or are after the nightlife of Puerto Banús, this is less of a fit.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Sira Homes

Do all homes at Sira Homes have their own pool?

Yes. According to the project information, every home gets a private saltwater pool, including the upper-floor bungalows. The pool is listed for each of the three homes in our listings. We show you on the plan exactly where it is.

When will Sira Homes be completed?

Completion is scheduled for March 2027. Other sources mention the first quarter of 2027, which matches. We request an update on the building site and tell you honestly how much leeway that schedule still has.

Is Elviria a good area of Marbella to live in?

Elviria is a green, quiet residential area in eastern Marbella with international schools, golf courses and beach clubs nearby. It is less glamorous than the Golden Mile. From Sira Homes, though, you will drive for daily shopping and to the beach.

What does the cheapest home at Sira Homes cost in total?

The 2-bedroom upper-floor home costs €870,000. With 10% VAT, stamp duty, notary and lawyer, you arrive at around €983,140. Land registry fees and any mortgage costs come on top of that.

Do I pay more if I buy Sira Homes through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Sira Homes, that adds up to around 13.0%.
