About The Avenue

In most villa neighbourhoods, the street sets the scene. The Avenue turns that around: cars drive along an underground avenue to the carports and garages, leaving only footpaths and gardens above ground. The development in Nueva Andalucía comprises 26 villas behind a single guarded entrance, with security day and night. Each villa has three levels, including a basement and a solarium. Completion is planned for December 2027.

There are three types. Most of them, 23 villas, come in two similar sizes; three larger villas sit on a double plot. Three are listed in our overview. A 5-bedroom villa with 434 m² of usable space, a 200 m² terrace and a 979 m² plot costs €5,780,000. A second 5-bedroom villa, with 407 m² usable, a 242 m² terrace and 1,013 m² of land, costs €6,220,000. The largest has 6 bedrooms, 607 m² usable, a 290 m² terrace and 1,623 m² of land, for €10,980,000.

Every villa has its own infinity pool and garden. Depending on the type, there is also a leisure floor, a home cinema or a gym, and upgrade packages let you tailor the finish. Shared facilities include a gym and a spa with indoor pool, hammam, sauna and ice bath. The villas face south, east, south-east or west, so you choose where the sun falls.

Location

Nueva Andalucía is the golf valley behind Puerto Banús, home to well-known courses such as Las Brisas, Los Naranjos and Aloha. The Avenue sits at around 63 metres above sea level, enough for sea views from the upper levels. It is an established residential area with villas, restaurants and shops, and everything you need is close by. Here you live in the lively western part of Marbella, a few minutes from the marina and beaches of Puerto Banús.

Mercadona is an 8-minute walk away. Las Brisas golf course is 3 minutes by car or 14 minutes on foot. Puerto Banús and the El Duque beaches are each a 5-minute drive; on foot, allow 26 to 29 minutes. Aloha College is 6 minutes away, as is the international HC Marbella hospital. San Pedro town centre is 7 minutes away, Málaga airport 50 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. The Avenue sits at around 63 metres above sea level.

Sea views are confirmed for the three villas in our overview. The villas face south, east, south-east or west; for each villa we check how the sun moves over the pool and solarium, and from which level you can see the sea.

Homes and finishes

The project description focuses on architecture and layout: three levels, a basement with leisure area, a solarium, a private infinity pool and garden, with interiors for each type by different design studios. We have not received a detailed specification; another agent does mention a document on qualities and materials. The energy rating is B. We will request that specification, check which items are in the upgrade packages and which are standard, and review the bank guarantee and building licence.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for The Avenue through Privé.

Our honest verdict on The Avenue

Strengths

  • Underground access road keeps cars out of sight and the enclave quiet.
  • Gated, with a single guarded entrance and 24-hour security.
  • Mercadona an 8-minute walk away, Puerto Banús a 5-minute drive.
  • Residents' spa with indoor pool, hammam, sauna and ice bath.
  • Choice of orientation: south, east, south-east or west.

Points to consider

  • Price per m² is almost double the new-build median in Marbella.
  • Another agent shows lower asking prices, from €5,500,000; we will confirm the current price in writing.
  • Completion in December 2027, still a 14-month wait.
  • No specification received; upgrade packages may push the price higher.
  • Plots of 979 to 1,623 m², but you live in an enclave with 25 neighbours.

Who is The Avenue right for?

The Avenue suits a family looking for a large, brand-new villa close to Puerto Banús, the international schools and the golf courses, with the peace of mind of a guarded enclave. It is a choice for those who want calm and privacy without living somewhere remote. If you are after a detached villa on a large, secluded plot, or you watch the price per m², you will find more space for your money elsewhere.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about The Avenue

How many villas does The Avenue in Nueva Andalucía have?

The development comprises 26 villas: 23 in two similar sizes and three larger villas on a double plot. Our overview currently lists three for sale, from €5,780,000 to €10,980,000.

How does the underground avenue at The Avenue work?

An access road for cars runs beneath the homes to the villas' carports and garages. As a result, above ground you mainly see footpaths and gardens. We will show you on the plans how your villa connects to it.

Where do the wealthy live in Marbella?

The best-known premium areas are the Golden Mile, Sierra Blanca and Nueva Andalucía. The Avenue is in the latter, the golf valley behind Puerto Banús, and at €13,492 per m² it is among the most expensive new developments in the municipality.

When will the villas be completed?

Completion is planned for December 2027. Another agent mentions the fourth quarter of 2027 and a granted building licence. We monitor the build and check the bank guarantee on your stage payments.

Do I pay more if I buy The Avenue through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in The Avenue, that adds up to around 13.0%.
