About Be Seven
Seven villas, one entrance gate, and the sea a twelve-minute walk away. Be Seven is a small, gated estate in Cortijo Blanco, the flat strip between Puerto Banús and San Pedro de Alcántara. We have one villa for sale at €4,290,000. It is a home with 4 bedrooms and 5 bathrooms on an 823 m² plot, with completion planned for April 2028.
The villa has 396 m² built, of which 231 m² is usable, spread over a basement, ground floor and first floor. A wheelchair-accessible lift connects the three levels. The terrace measures 95 m². The pool of around 55 m² wraps around the house in an L shape, with two depths and a waterfall cascading down from the upper terrace in front of the dining room. If you wish, you can add a roof terrace with a plunge pool of around 16 m², pergolas and an outdoor kitchen as options.
The estate will have a comprehensive security plan: cameras around the perimeter and at the entrances, an alarm with presence sensors and a video intercom at the gate. The gardens will be laid out to a landscape plan that keeps the existing trees, with automatic irrigation and a 3,000-litre water tank. Every villa gets an electric car charging point.

Be Seven in figures
Be Seven is expensive, even for Marbella. At €10,833 per m², the price is 56% above the new-build median in the municipality (€6,948) and 82% above resale homes (€5,967). Even so, 30% of projects in Marbella are more expensive per m², mainly villas on the Golden Mile and in the hills. With VAT, stamp duty, notary and lawyer, allow around €4,848,080 in total, 13% on top of the price. The outdoor space is modest relative to the house: the 95 m² terrace is small next to 396 m² built, although the 823 m² plot makes up for it. You wait 18 months for the keys, against a median of 3 months in Marbella.

Location
Cortijo Blanco is one of the few villa neighbourhoods in Marbella that is genuinely on the coast. The land is flat, some 8 metres above sea level, and the streets run between gardens and low-rise buildings down to the beach and the seafront promenade. Along that promenade you can walk to restaurants and beach bars, and on to Puerto Banús or San Pedro town centre. It is a family neighbourhood with schools and a hospital close by, less glitzy than the Golden Mile and less steep than the hills of Benahavís.
The nearest beach is a 12-minute walk away; that stretch is a dog-friendly beach. A Carrefour Express is a 19-minute walk or 4-minute drive away. The hospital and Laude school are each 3 minutes by car. Puerto Banús and San Pedro town centre are 5 minutes away, Marbella old town 14 minutes and Málaga airport 50 minutes.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Be Seven sits at around 8 metres above sea level.
Our data does not confirm sea views for this villa, which makes sense on flat land close to the coast. One portal mentions a south-east orientation; we will check that on the plans.
Homes and finishes
The finishes are clearly described. The kitchen comes from a leading German manufacturer, with premium-range appliances carrying a ten-year warranty. Climate control is by ducted heat pump with room-by-room control, aerothermal underfloor heating on the ground and first floors, and electric underfloor heating in the bathrooms. Mechanical ventilation takes care of air quality. Lighting, sound and climate are controlled through home automation. The main bedroom gets a walk-in wardrobe with LED lighting. We will request the full specification, the building licence and the bank guarantee on stage payments, and check whether options such as the roof terrace are included in the price.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Be Seven through Privé.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert.
