What is Terrazas de Guadaiza?

Terrazas de Guadaiza is a new build apartment development in Nueva Andalucía, in the municipality of Marbella. It sits on gently rolling land with lakes, surrounded by the well-known golf courses of the Golf Valley. The development is being built in phases, and phase II is currently for sale. The design by architects Herrero-Osborne focuses on space and light, with large windows that let in plenty of natural daylight and create a strong connection with the nature outside.

The apartments

The apartments have an open-plan living area with a fully fitted kitchen, built-in wardrobes, a utility room and a generous terrace. A lift serves every floor, and each home comes with a parking space in the underground garage and a storage room. Air conditioning is included, the windows are double glazed, and from the terraces and the communal solarium you enjoy views of the mountains and, depending on the apartment, the sea.

The apartment we are offering has 2 bedrooms and 2 bathrooms, with 90 m² built, of which 76 m² is interior space, plus a 34 m² terrace. It's an ideal size for a couple, a small family or a second home that you can also let out.

Communal areas

The communal areas are laid out as two separate zones where you can enjoy the outdoors without leaving the complex. The centrepiece is the 90 m² saltwater pool with evening lighting, surrounded by a large lawn for sunbathing and a chill-out area overlooking the water. There is also a fully equipped gym with an outdoor fitness area, and a clubhouse overlooking the pool where you can get together with family and friends.

Price and payment in October 2026

As of 26 October 2026, the Terrazas de Guadaiza apartment in our portfolio is listed at €564,375. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The payment schedule on the sales sheet is very buyer-friendly: €6,000 on reservation, 10% on signing the purchase contract, 10% during construction and 80% on completion. The location: Nueva Andalucía

Nueva Andalucía is the leafy residential area behind Puerto Banús, known as the Golf Valley. Beaches and a string of golf clubs lie within five kilometres, including Los Naranjos, Las Brisas and the Real Club de Golf Guadalmina. The Guadaiza sports complex, close by, has tennis and padel courts, a football pitch, a basketball court, pétanque and an outdoor swimming pool.

Shops, supermarkets, restaurants and pharmacies are less than a five-minute walk away. Puerto Banús is under ten minutes by car, and Marbella town centre about thirteen minutes. Málaga airport is around 50 kilometres away, and if you prefer the train, the AVE high-speed service runs from Málaga to the rest of Spain.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
