About Villa Ivory

Villa Ivory is not a development of several homes but a single villa. It stands in Cascada de Camoján, a gated urbanisation at the foot of La Concha, above Marbella's Golden Mile. At 173 metres above sea level, you look out over the town to the sea, with the mountains at your back. The villa has 6 bedrooms and 7 bathrooms and is offered at €7,800,000.

The house measures 708 m² built, of which 600 m² usable, on a 1,177 m² plot. There is 219 m² of terrace, spread over covered terraces, a pool terrace and a solarium. The master suite stands out: it has its own terrace overlooking the Mediterranean. A lift connects the floors, and there is room for four cars. Next to the pool is a barbecue area for dining outdoors.

According to other sources, the lowest level has a garage with guest suites, technical rooms and a basement. The ground floor is laid out as an open living space with kitchen, and upstairs are the master suite with dressing room and a second suite. Staff quarters and a second kitchen are also mentioned. That makes the villa suitable if you have staff or host large groups.

Location

Cascada de Camoján sits on the hillside above the Golden Mile, between Marbella town centre and Puerto Banús. It is a small, gated urbanisation with villas on generous plots and plenty of greenery. Thanks to the elevation, many homes look out over the rooftops to the coast. Life here is secluded but not remote: the coast, the town centre and the well-known restaurants of the Golden Mile are a few minutes' drive away.

Swans International School is 4 minutes away by car and Recoletas hospital 6 minutes. You can reach Casablanca beach in 8 minutes. Mercadona and Marbella old town are each a 9-minute drive; on foot it is 29 and 48 minutes respectively, downhill. Puerto Banús is 13 minutes away and Málaga airport 47 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sea views are confirmed. From 173 metres above sea level you look out over Marbella to the sea with the mountains behind you; the master suite has its own terrace overlooking the Mediterranean.

Homes and finishes

The description mentions high-quality materials, large living spaces and a design that blends with the natural surroundings. There is air conditioning and heating, double glazing, a laundry room, a walk-in wardrobe and a guest WC. The energy rating in our data is B, while another source reports that the certificate is still being applied for. As the villa should already be finished according to the schedule, we request the first occupation licence, the final energy certificate and the builder's guarantees, and have the technical installations inspected.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Villa Ivory through Privé.

Our honest verdict on Villa Ivory

Points to consider

  • Price per m² is 59% above Marbella's new-build median.
  • Sources differ on the price: €7,800,000 versus €7,950,000.
  • Completion was set for October 2025, but the villa is not listed as key-ready.

  • Everything by car; walking to the shops or town centre means downhill there and uphill back.

Who is Villa Ivory right for?

Villa Ivory suits a large family or someone who often has guests or staff in the house, and who values privacy and views more than living on the beach. It is a choice for those who want a large new villa without building it themselves. If you watch the price per m², expect a big garden or want to walk to the sea, you will find it too expensive or too remote.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

What does Villa Ivory cost in total with taxes?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Villa Ivory, that adds up to around 13.0%.
