What is Edificio Venecia?

Edificio Venecia is a new development in the centre of Fuengirola, just 200 metres from the beach and the historic centre and close to Fuengirola marina. Construction is complete and handover will follow in the last quarter of 2026.

The last three apartments

Three apartments are still available. Apartment 1.2 has three bedrooms, two bathrooms and two terraces of 6 and 8 m². Apartment 2.2 has three bedrooms, two bathrooms and a 6 m² terrace. Apartment B.1 has two bedrooms, one bathroom, a guest toilet and a 6 m² patio. The building has a lift and a high-quality finish, with hot and cold air conditioning, a fitted kitchen that opens onto the living area, built-in wardrobes and a solarium. The building enjoys views of the sea and the beach, and it is accessible for people with reduced mobility.

Living by the marina

Around Fuengirola's marina you'll find restaurants, terraces and shops, with the beach and the promenade just around the corner. The historic centre with its squares, the market hall and the train station are all within walking distance, so you can live here all year round without a car. Prices and payment in October 2026

As of 26 October 2026, the last apartments in Edificio Venecia are listed with us at €370,000 to €545,000. With a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €10,000 on reservation, 30% on signing the purchase contract, 20% during the finishing stage and the remaining 50% on completion, expected in the last quarter of 2026.

Living in Fuengirola

Fuengirola is a compact, lively coastal town between Mijas and Benalmádena, with around eight kilometres of beach and a long seafront promenade. Everything is close at hand: supermarkets, hospitals and clinics, international schools, the marina, Sohail Castle and a weekly market. You can live here all year round without a car, as the commuter train takes you to the airport and Málaga city centre in half an hour.

Fuengirola has a large international population, including a sizeable Scandinavian community, which keeps it lively all year round. Around El Higuerón and Torreblanca you'll find the hills with sea views, while Los Boliches and the town centre keep you within walking distance of the beach. That makes Fuengirola popular with anyone looking for convenience, rental potential and an urban feel.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
