- are looking for a new-build apartment with communal facilities

Living in El Coto
El Coto is a residential area just above Fuengirola, between the town, Las Lagunas and Campo de Mijas. Property portals often list it under Fuengirola, but administratively it belongs to the municipality of Mijas. That matters for your local taxes and your town hall registration. It is a quiet, green neighbourhood of villas on generous plots and smaller apartment complexes, and from the higher streets you look across town to the sea.
Daily life
Everyday shopping is close: a supermarket, pharmacy and bus stop are within walking distance, and Avenida de las Lagunas has far more shops and restaurants. Los Boliches beach is two to three kilometres away and central Fuengirola about ten minutes by car. Golfers are well placed, with Mijas Golf around three kilometres away. Via the A-7 you reach Málaga Airport in a little over twenty minutes.
Homes and prices
Supply ranges from detached villas, often with pools and terraces, to recent apartment complexes with communal gardens, a gym or a solarium. idealista does not publish a figure for El Coto itself. In the Las Lagunas zone of Mijas, which includes El Coto, the average asking price was around €3,307 per m² in September 2026, well below the Fuengirola average of €4,452. Villas with sea views on the higher streets sit at the top end of the market.
What to check
Because El Coto falls under Mijas, that municipality's rules and taxes apply, even though Fuengirola is right next door. With older villas, check that extensions, pools and outbuildings are properly recorded in the land registry and cadastre. With new builds, ask in advance about the bank guarantee on your deposits, the completion date and community fees for the gym and gardens. And plan on using a car: the area is only moderately walkable.
