What is Bougainvillea Rosa?

Prices and payment in October 2026

As of 26 October 2026, the available villas at Bougainvillea Rosa are listed with us at €895,000 (casa 1) and €1,095,000 (casa 3). With a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €10,000 on reservation, 25% on signing the purchase contract, 10% during construction and the remaining 65% on completion. The project has its building licence and completion is scheduled for the second quarter of 2027.

The location: Torreblanca

Torreblanca is known for its peaceful residential feel and international community. The area has its own train station with direct connections to Málaga and the airport, and it is close to restaurants, shops, schools and golf courses. Málaga Airport is about twenty minutes away, Málaga half an hour and Marbella around 35 minutes.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
